1WOOD Residence 2 is a 13-storey residential building under construction in District 10 of Jumeirah Village Circle, Dubai. Object One is the developer, and handover is planned for Q4 2028. The building holds 191 units, all freehold.

Apartments and layouts

The home is based on studios and one-bedroom apartments, with half-bedroom layouts among them. There is one two-bedroom apartment in the building and a further 10 with two and a half bedrooms. Studios start at 39.7 m² and 817,482 AED, one-bedroom homes run from 65.25 m² to 108.32 m² and from 1,239,648 AED, and the two-bedroom apartments start at 188.8 m² and 3,019,894 AED. Apartments will be sold furnished, and some have open layouts and smart home systems.

Amenities on the podium

The Podium Amenities Floor will hold nine recreation zones. Its centrepiece is a pool with a sundeck for loungers, alongside a children's pool and a crossfit area. Residents will have a gym, a club house, a landscaped garden and a barbecue area, and the building will also have a lobby.

Children and schools

The children's part of the podium will include a playroom and an outdoor play area. Sunmarke School is 2 minutes from the building and Arcadia School is 5. JSS International School is 12 minutes away and GEMS Founders School is 18.

Payment plans

Under the 60/40 plan, 30% is paid on booking together with the 4% DLD fee, another 30% goes in three parts during construction, and the remaining 40% falls due at handover. A second plan moves part of the sum past handover: 10% at keys, with the final 30% split into six parts every three months after handover. A registration fee is also payable on booking. Buyer funds go to the project escrow account 29,539,630 at Abu Dhabi Islamic Bank, and the project is registered in DLD under number 4435.

The building and its setting

The single building follows the B+G+4P+2(O)+10(R)+R formula, and office blocks sit on the same floor as the pool and gym, so apartments and offices share one roof. Because the project has one building, it will be handed over as a whole rather than in phases. Service charges are 161.46 AED per m² a year.
