The Waterway

The Waterway is a new residential building under construction in Meydan, Dubai, inside the Meydan Horizon quarter of Mohammed Bin Rashid City. Prestige One is building it, and handover is scheduled for Q2 2027. Apartments are sold freehold.

The building and its progress The project is one building with a Ground Floor, three podium levels, floors 1 to 17, a Roof Floor and an Upper Floor. Construction is 15% complete. The home has 112 units in total. A grand lobby with a reception area forms the entrance, and water elements are planned in the entrance area and the lobby. The reception space is designed as open and restrained.

Apartments and layouts The catalogue lists 2 bedroom units from 206.57 m² to 313.18 m², priced from 2,780,000 AED. Plans for two bedroom homes include kitchen and dining, a living room, and two bedrooms with dressing areas and bathrooms; some layouts add a laundry and a powder room. Terraces with a private spa pool are planned in some one and two bedroom apartments, and one two bedroom residence has a terrace of up to 2458.59 sq ft. Interiors follow Japanese minimalism, with veined marble and wood grain finishes and a lighting design in each room. Materials may be replaced with equivalent ones; only the contract has force.

Roof and amenities The roof is planned to hold a swimming pool, a two level gym and a barbecue area with a lounge. The building also includes an outdoor cinema, a climbing wall and separate men's and women's changing rooms. Two outdoor lounges with water elements are planned.

Meydan Horizon and the setting The Waterway sits by crystal lagoons in Meydan Horizon, a mixed use quarter of 185.5 hectares planned for 72,000 future residents, with more than thirty nine million square feet of development area and a 2 km flowing canal. The quarter is planned to have a panoramic view of the Ras Al Khor wildlife reserve, where mangroves, quiet lagoons and migratory birds including flamingos are found at the mouth of Dubai Creek. Prices, payment and ownership costs Prices start at 2,780,000 AED, at 12,708 AED per m². The payment plan is 20% on booking, 45% during construction and 35% on handover. Service charge is 161.46 AED per m² a year. Ownership is freehold.
