Vida Residences Hillside

Vida Residences Hillside is a new-build project by Emaar Properties in Dubai Hills, Dubai. The development is under construction, with handover planned for Q2 2029. Construction has reached 10%.

Apartments and townhouses

The project will contain 500 residences in total, including 1, 2 and 3 bedroom apartments and 3 bedroom townhouses. Apartments with 1 bedroom will range from 67.54 m² to 72.28 m² and start from 1,848,888 AED. Two bedroom apartments will start from 123.28 m² and from 3,189,888 AED. Three bedroom apartments will range from 147.07 m² to 169.73 m² and start from 4,073,888 AED. Prices at the project start from 1,827,888 AED, at 23,727 AED per m².

Three buildings

The project will consist of three buildings. Tower A will hold 184 residences and Tower B will hold 308. Eight residences will sit on the Podium. The two towers will differ in height. The total number of floors at the project is 20.

Layout of the buildings

Homes will have earthy tones and natural textures that connect the interior with the surrounding landscape. Every residence will have a personal balcony with a view of the park and the Dubai skyline. The facades will use calm shades that sit alongside the surrounding greenery, and the architecture will follow clean lines and flowing contours.

Green surroundings and the park

A landscaped garden is planned for the complex. From their own balcony, residents will look out at Dubai Hillside Park. The park will include zen gardens, secluded rest areas, a multi-purpose lawn and The Plaza square. Barbecue and picnic areas are planned, along with a skate track, a pump track, a putting green and a dog zone.

Swimming, fitness and children

The complex will include a swimming pool, a gym and a children's playground. Veo Fitness, part of Emaar Hospitality Group, will bring together training spaces, group fitness classes and wellness programmes. A Rope Course will add outdoor activity. Park play areas will complement the playground at home.

Ownership and costs

Homes and land are registered as freehold. The service charge is 182.99 AED per m² a year. Payment is split into 10% on booking, 70% during construction and 20% on handover.

The district

Dubai Hills Estate covers more than 11,000,000 m². Dubai Hills Golf Club has an 18 hole championship course. Dubai Hills Mall brings together shops and entertainment, with cafes, restaurants and boutiques. Dubai Hills Park has sports courts, skate parks and open areas. International schools and nurseries operate in the district, including GEMS New Millennium School L.L.C. Among the medical facilities is King's College Hospital Dubai, a branch of the British hospital. Dubai Marina is among the destinations reachable from the district.
