Voxa

Voxa is a mixed use tower under construction in Jumeirah Village Triangle (JVT), Dubai, built by Pantheon. Handover is scheduled for Q4 2028. The building is 4% complete.

The building

The tower will have 29 residential floors above an underground level, a first floor and a podium. By design the first floor will be given to retail, the podium will hold commercial space, floors 1 to 27 will contain apartments, and floors 28 and 29 will be penthouses. The residential part will be served by 7 lifts and 1 service lift, and the office part by 4 lifts.

Residences

Voxa will have 638 units in total, and ownership is freehold. Studios will measure from 30.17 m² to 37.15 m². One bedroom apartments will run from 60.19 m² to 93.8 m², priced from 1,179,900 AED. Three bedroom units will measure 119.14 m² to 120.18 m², from 2,529,900 AED. Layouts will differ in internal area, balcony shape and the set of rooms, and standard apartments will be handed over fully furnished. Residents will look out on the Dubai skyline and Dubai Marina.

Commercial space

Commercial units will measure from 80.72 m² to 314.04 m², from 2,169,900 AED. Buyers and tenants of offices will receive free membership in Voxa Club.

Amenities

The water area will bring together swimming, poolside rest and a jacuzzi. A beach pool will have loungers and cabanas, with a Beach Walkway, Sunken Seating and Voxa Beach Lounge along the water. There will be an open air cinema and a barbecue area, plus outdoor seating areas, a rooftop terrace and a Sky Lounge. For training there will be an indoor gym and a running track, a padel court, a mini golf course and a sports ground. Yoga can take place in a studio or on an open Yoga Deck. A Zen Yoga Garden and a landscaped garden will add quiet places to rest. The children's area will include a swimming pool, a Splash Area water play zone and a playground. A Dog Park and a pet area will serve residents with animals.

Payment plan

The payment plan is 20% on booking, 40% during construction, 5% on handover and 35% after handover. Service charge is 204.51 AED per m² a year. Price per m² is 26,871 AED.
