YIGO Luxe

YIGO Luxe is a 24-floor residential tower under construction in Dubai Silicon Oasis, built by YIGO Developments. The building will hold 384 units, with handover planned for Q4 2029. Homes are freehold, and prices start at 798,000 AED.

Apartments and Layouts

The tower will have studios from 40.51 m² at 798,000 AED, one-bedroom apartments from 47.29 m² at 1,060,000 AED, and two-bedroom apartments from 106.19 m² at 1,780,000 AED. Commercial units start at 49.24 m² and 1,580,000 AED. Every layout runs from a studio with a balcony up to a two-bedroom home with a study and a maid's room. By design, the typical two-bedroom layout with study and maid's room gives more open area than enclosed: 894.70 sq ft inside against 935.28 sq ft of balcony, 1829.97 sq ft in total, and that terrace will hold a private pool.

Amenities at Ground and Roof

The building is arranged in layers: shops and the lobby at street level, four parking levels in the podium above, then the residential floors, with an amenity floor on the podium and a second one on the roof. The rooftop will have an infinity pool, a shallow area with loungers in the water, a deep section for swimmers, a lounge zone with sofas and a sunken seating area. An outdoor kitchen with a counter and a self-service bar is planned for the roof. The gym will be split into strength, cardio and functional zones, with a separate yoga studio. Outdoors there will be a 200 m running track, a training area, a drinking water station and a golf lawn with a practice bunker, shaded seating and a stone path.

Gardens and Shared Spaces

Four sky gardens will be set at different heights of the tower, with open planted terraces. Living walls will stand by the outdoor cinema, and vertical planting will rise to the roof. There will be rest spots among the planting and an herb garden with beds, benches and a gardener's work table. For residents working from home, a shared lounge will have open workstations and standing desks, while a shared library will hold work pods, meeting pods and a meeting room. A reading lounge and a stepped discussion area sit by the shelves, and Queen's Lounge with swings and a bubbling fountain and a Private Lounge will change the mood in the evening.

Spaces for Children, Pets and Guests

Children will have their own pool, a play area with fine sand, a slide, a climbing wall and a trampoline, and a playroom with a climbing house and a ball pit. A separate garden is planned for dogs. The outdoor cinema with stepped seating and a green wall will suit a family evening, and a communal dining room with a kitchen, an open kitchen and a garden dining area will be available for larger celebrations. The lobby will have a manager's desk, and the building will have a management company office, lockers, showers and a separate entrance from the garden.

Ownership, Service Charge and Payment

All homes are freehold. The service charge is 161.46 AED per m² a year. Payment can be split in half or sixty forty: under the first plan 20% is paid on booking, 30% during construction and 50% on handover; under the second, 20% on booking, 40% during construction, 10% on handover and 30% after handover. A third structure is 20% on booking and 80% during construction.
