Fortune Bay Residences

Fortune Bay Residences is a nine-storey residential building under construction on Jazeerat Al Marjan in Ras Al Khaimah, developed by Topero Properties. The project will hold 187 residences, with handover planned for Q2 2027. Construction is 5% complete.

The building and its beach

The house stands directly by the water: 10 metres separate it from the water's edge. A private beach will serve residents only, while the whole island of Al Marjan has just two public beaches. By design, every residence will face the sea, with views of the Wynn resort, the sunrise or the sunset over the bay depending on the unit.

Residences and layouts

The building will contain 99 one-bedroom, 63 two-bedroom and 18 three-bedroom apartments, with 11 one-bedroom, 7 two-bedroom and 2 three-bedroom units on each floor. One-bedroom apartments start at 91.25 m² and reach 104.44 m², priced from 2,836,122 AED, at 29,951 AED per m². Ceilings will be 3.4 metres high, and every residence will have a spacious terrace facing the sea; terrace size for the same layout will vary by floor.

Interiors and finishes

Apartments will be delivered fully furnished, with built-in kitchen appliances and a smart home system. Interiors are designed individually, using wood, stone and glass, with energy-efficient technologies and quality finishes throughout.

Amenities in the house

A 23-metre infinity pool for adults will sit in the building, with the beach, the bay and the Wynn resort visible from the water. Children will have their own pool and play area. A gym will face the sea, with a sauna and hammam nearby, and a spa will offer morning and evening rituals. A light cafe by the sea will run all day and deliver morning coffee to terraces, a signature restaurant will serve coastal cuisine with every table facing the sea, and a wine and cigar club will open in the evenings. A juice bar will operate on the beach.

Ownership, payment and charges

Ownership is freehold. The payment plan is 20% on booking, 30% during construction and 54% on handover. Service charge is 172.22 AED per m² a year.
