Karl Lagerfeld Beach Residences

Karl Lagerfeld Beach Residences is a freehold branded residential project by Aark Developers on Jazeerat Al Marjan in Ras Al Khaimah. The building is under construction with handover planned for Q2 2028. Residences are priced from 2,800,000 AED.

Residences and layouts

The project holds 663 residences, ranging from compact apartments to sky villas. One bedroom apartments start at 81.29 m² and 2,800,000 AED, while two bedroom apartments start at 122.26 m² and 4,200,000 AED. One bedroom units measure 875 to 999 sq ft, and two bedroom units measure 1 316 to 1 580 sq ft. Sky villas will occupy the 17th and 18th floors, and every residence is designed with a full open sea view. Homes will be handed over fully furnished.

Architecture and design

The architectural studio Nikken Sekkei designed the building, taking Ras Al Khaimah's nature and history as its basis. The facade's curves will echo waves and desert dunes, and a sculptural crown on the 23rd floor will follow the geometry of a palm crown. Floor to ceiling glazing and spacious layouts are planned, with architectural lines continuing from rooms to the outdoors. The One Atelier oversees the interiors, which use a palette of mineral white, sand and soft stone tones, with travertine, textured plaster and fine textiles. Art deco nuances draw on Karl Lagerfeld's long held interest in the geometry, craft and graphics of the style.

Beach and the island

The house will stand directly on the shore, on a rare double plot of more than 30 000 m² with a wide strip of private beach. The beach front will be the longest on Al Marjan: more than a thousand feet of shoreline with direct water access. A beach club under the Karl Lagerfeld brand will operate on the shore, with jet skis, water bikes and kayaks for the water and a barbecue area for the evening. The Wynn Casino & Resort will be within walking distance.

Amenities

More than 50 amenities are planned across the building, some open air, some by the water and some high above the ground. A Sky Bar with an infinity pool will occupy the 15th and 16th floors, the entire 14th floor will be given to an infinity pool, and a Japanese garden in the sky and a separate panoramic deck with sea views are also planned. A signature 80 metre pool will run through the project. For wellbeing there will be a spa and fitness centre with a panoramic gym, a separate women's pilates studio, outdoor yoga and a running track. Two fine dining restaurants under the house brand, an open air cinema, a cigar room with meeting rooms and a children's club complete the list.

Services and entrance

The 138 foot lobby is built around a huge arch framing the sea, with waterfalls flanking the main entrance on two sides. An eight storey signature chandelier will descend from the 13th floor, and the atrium is planned as the world's tallest residential atrium. Concierge service will run 24/7, with valet at the entrance, housekeeping in the residence and a doctor on call. A separate service will care for pets, homes will have smart home systems, and an electric vehicle charging station will be available. Residents will be carried by 15 passenger lifts, with goods moving in two service lifts. Payments go through an escrow account held at Emirates NBD.
