Safa 1

Safa 1 is a seven-floor residential building under construction in Muwaileh Commercial, Sharjah, within the Aljada district. ARADA is the developer, and handover is planned for Q4 2027. The building will hold 115 apartments, and all homes are freehold.

Apartments and sizes

The project includes one, two and three bedroom apartments. Two bedroom units range from 119.29 m² to 154.87 m² and start at 1,671,000 AED. Three bedroom units range from 185.71 m² to 207.36 m² and start at 2,432,000 AED. One bedroom layouts run from 74.72 m² to 88.02 m², across types 1BR-A1, 1BR-B1 and 1BR-C1, placed from the first to the seventh floor. A 1BR-A1 measures 74.72 m² in total, with 58.52 m² internal and a 16.20 m² balcony. The largest one bedroom type, 1BR-C1, covers 88.02 m², including 68.42 m² internal and a 19.60 m² balcony of 9.7 by 2.0 m. Two bedroom plans come in seven variants, A1 to G1.

Price and payment

Prices start at 1,671,000 AED, at 12,726 AED per m². The payment plan is 9% on booking, 25% during construction and 70% on handover. On booking 5% is paid, followed by five payments of 5% at 30, 180, 330, 450 and 570 days, with 70% due on key handover in Q4 2027. The SLD fee of 4% and an admin fee of 1040 are paid separately.

Home features

Every apartment will come with a smart home system and European appliances in the base specification: a cooker, an extractor hood and a washing machine with dryer. Many apartments will include winter gardens, a space that extends the living room toward the balcony.

Amenities and sport

The building will have a swimming pool, a gym and a walking path. Residents will have direct access to West Boulevard and its shops and restaurants, and to the main open sports complex of Aljada. That complex includes a full size football pitch and several five a side mini football pitches, plus courts for padel tennis, badminton, basketball and volleyball.

The Aljada setting

Aljada's master plan marks the Arada Central Business District, the Education District, SABIS International School Aljada, Raffles Aljada International School and Nest Student Housing Complex. University City is a 3 minute drive away. The plan also shows East Boulevard, the central park, Wellness District, Convention Center, The Address Aljada, Vida Aljada and Rove Home Aljada. Madar, an entertainment complex designed by Zaha Hadid Architects, operates in Aljada and receives more than 120,000 visitors each month; it houses the Zad food truck park, a free outdoor drive in cinema and Aljada Skate Park. City Centre Al Zahia is 2 minutes by car, Sharjah International Airport 5 minutes and Dubai International Airport 20 minutes. The service charge is 86.11 AED per m² a year.
