Jenna 1 is a residential building under construction in Muwaileh Commercial, Sharjah, developed by ARADA. The eight-storey building will hold 88 apartments, with handover planned for Q1 2029. Homes are offered on a freehold basis, with prices starting at 1,555,000 AED.

Apartments and Sizes

The project includes 2 bedroom apartments from 113.25 m² to 121.24 m², priced from 1,555,000 AED, and 3 bedroom apartments from 193.24 m² to 198.91 m², priced from 2,640,000 AED. The price per m² is 13,398 AED. Apartments with one, two and three bedrooms are planned across the building, with overall areas from 62.65 to 198.85 m² including balconies. Every apartment will look either onto the green park or onto the lively Aljada boulevard.

Layout Details

Each apartment's internal area, balcony and total area are listed separately in the plans. A 3 Bedroom A unit has 154.60 m² inside and balconies from 38.58 to 44.25 m². Two bedroom layouts include a master bedroom with its own bathroom and a walk-in wardrobe, plus a separate guest toilet. A guest toilet also features in the 1 Bedroom A layout, which has an internal area of 55.62 m².

Amenities for Residents

A gym, a swimming pool and a landscaped garden are planned for the building. The gym and pool will be open only to Jenna 1 residents. On the Aljada master plan there is also a park with sports courts beside the building and a Wellfit Gym fitness club.

What Comes With Each Apartment

Apartments will be handed over with appliances and a smart home system. A cooker, an extractor hood and a washer dryer are planned in every apartment, and premium home appliances are part of the standard specification. Smart home functions are built into each home.

Payment Plan and Ownership

The payment plan is 9% on booking, 30% during construction and 65% on handover. The service charge is 107.64 AED per m² a year. Apartments are registered as freehold ownership.

The Location in Aljada

Jenna 1 will stand between the tree-lined West Boulevard, with its shops and cafes, and a green park with sports courts. Madar Mall is planned for completion by the end of 2028, before the building's scheduled handover. Raffles World Academy is a three minute walk away and SABIS International School-Aljada is five minutes on foot. Dubai International Airport is 20 minutes away and Sharjah Airport is 5 minutes away.
