Brabus Island

Brabus Island is a branded residential project under construction on an island at Al Raha Beach in Al Rahah, Abu Dhabi. Cosmo Developments is building it with German partner BRABUS GmbH, and both names appear on the project. Keys are due in Q3 2029.

The island and its buildings

Work on the island started in summer 2025. Four residential towers, Tower A, B, C and D, will each rise 13 floors above a basement. The project also includes two mid-rise residential buildings and villas, and Tower E is the mid-rise building with 7 floors and 55 apartments. Apartments are sold in the towers at the water's edge, and the project carries the description Branded Island in Abu Dhabi.

Residences and layouts

The four towers hold 352 apartments: 256 with two bedrooms, 80 with three bedrooms and 16 with four bedrooms. Four-bedroom penthouses will occupy two levels, and the penthouses include Type 02 and Type 03 with a lower and an upper floor inside the apartment. In Tower E, duplexes with three bedrooms come as Type A, B and C, and four-bedroom duplexes as Type A1 and A2; Tower E also has single-level apartments with two and three bedrooms. The project lists 47 apartments with five bedrooms. Every apartment will have a balcony or terrace per the lot plan, bedrooms with their own bathrooms per the plan, built-in wardrobes and a kitchen with cabinets and worktops. Bathrooms and guest toilets will be fully tiled, each bathroom with a shower, and apartments will have vanity units and mirrors. Windows are double glazed, air conditioning is central, and fibre optic and satellite antenna are connected to each apartment.

Interiors by BRABUS

The design follows the BRABUS 1-Second-Wow standard, applied to architecture and modular interiors. Each apartment starts from one of three colour schemes: Black and Bold, White Bliss and Gray Haven. The owner then assembles a personal BRABUS MASTERPIECE, and two apartments of the same layout can turn out completely different. Furniture, electronics, appliances and decor are not included in the standard apartment, and plans and details may change before handover.

Amenities

The project lists a swimming pool, a gym, children's play areas, a landscaped garden and landscaped walking areas. It also includes a private pool, a private beach and a marina.

Prices, ownership and payment

Two-bedroom apartments range from 107.49 m² to 184.04 m² and start at 3,576,852 AED. Three-bedroom apartments range from 154.96 m² to 300.54 m² and start at 4,748,906 AED. Four-bedroom apartments range from 280.01 m² to 560.48 m² and start at 8,853,691 AED. The price per m² is 30,646 AED, the service charge is 193.75 AED per m² a year, and ownership is freehold. Buyer funds go to an escrow account held by Emirates NBD. One payment plan runs across the whole construction period: a share on booking, then monthly instalments during construction, and the remainder on handover. A 30 per cent on booking and 70 per cent on handover plan is also available, and the developer gives a discount under some plans. A 2 per cent ADM fee and an administrative fee are added to the booking.

Location

Abu Dhabi International Airport and Masdar City are 10 minutes away by car. Khalifa City and the Sheikh Zayed Grand Mosque are 15 minutes away, and Yas Island and Etihad Arena are 18 minutes away, with Ferrari World at 20 minutes. Saadiyat Island and Louvre Abu Dhabi are 25 minutes by car, and Guggenheim Abu Dhabi is 28 minutes away. Al Raha Beach is 5 minutes by car, Al Raha Mall has shops, cafes and a cinema, and Yas Mall serves larger purchases. Landmarks nearby include the Sheikh Zayed Bridge by Zaha Hadid, the 18th-century Al Maqtaa fort and the round Aldar HQ tower. The National Aquarium Abu Dhabi, with more than 46 000 marine animals, is also in reach.
