Hilton Residences Abu Dhabi Al Raha

Hilton Residences Abu Dhabi Al Raha is a branded residential building under construction in Al Rahah, Abu Dhabi. Emirates Developments is the developer, and handover is scheduled for Q4 2028. The building will hold 176 residences across 10 floors.

The building and its position

The project is a single 10-storey building on the Al Raha shoreline, set along the promenade. Apartments are planned from one to five bedrooms, with 68 one-bedroom and 70 two-bedroom units. Thirty three-bedroom townhouses will be arranged over two levels with an internal staircase, and there will be 3 four-bedroom apartments and a five-bedroom penthouse. Construction is 7% complete.

Residences and layouts

Two-bedroom apartments will have two bathrooms, a guest washroom and a terrace. The townhouses include a room for a helper with its own bathroom, plus a terrace. Four-bedroom apartments will add walk-in wardrobes, walk-in showers and a helper's room, and the penthouse adds a study. The building also includes a Promenade Floor level alongside the residential floors.

Hilton branding and service

Owners receive Hilton Honors Gold status for as long as the apartment is theirs, with special rates at Hilton hotels worldwide and a personal Hilton concierge for travel arrangements. A concierge will be on site around the clock, and parking will be available with valet service or in the underground garage. The reception, lift lobbies and corridors are designed in the same style as the apartments.

Amenities

The amenities include a gym, a padel court, a sauna and changing rooms. An outdoor pool will be surrounded by a sun lounger area, and children will have their own outdoor pool plus play areas indoors and outdoors. There will be an outdoor cinema, a VR room, an owners' lounge and a mail room.

Courtyard and interiors

A landscaped courtyard is planned for residents, with a barbecue area. Interiors are designed around the colours of Abu Dhabi's coast and desert: muted coastal green, soft desert neutrals and earthy brown, with one bold scarlet accent. Living rooms open to the kitchen, while the bedroom and bathroom form a separate quiet zone.

Ownership, payment and handover

Apartments are sold freehold, and the project escrow account is held at Emirates NBD. Prices start from 4,165,000 AED, at 35,050 AED per m². The payment plan is 10% on booking, 10% during construction and 80% on handover. The building is at an early stage of construction, so occupation will follow the Q4 2028 handover.
