River Cove Residences

River Cove Residences is a new-build development by Sobha in Al Bahyah, Abu Dhabi, part of the wider Sobha City masterplan. The project is under construction, with handover scheduled for Q4 2029. Apartments are sold as freehold.

Apartments and Sizes

The project will contain 500 apartments across 12 floors. Two-bedroom units start at 114.98 m² and 2,970,322 AED, while three-bedroom units start at 233.91 m² and 6,420,355 AED. Show layouts include balconies, guest bathrooms and utility rooms; two-bedroom Type A layouts have two balconies, with outlooks onto the canal, the infrastructure and the greenery. Balconies in the one-bedroom Type A measure 6600 by 900 mm.

Payment Plan

The payment plan is 22% on booking, 40% during construction and 40% on handover. The construction-stage share is divided into eight parts over the build period. The final 40% falls due on handover in Q4 2029.

Masterplan and Waterfront

Sobha City is planned around water and green corridors. Promenades will follow the curves of the canal shoreline, with shaded seating along tree-lined alleys. The masterplan sets out a mosque, an amphitheatre, a pavilion with community terraces, multi-purpose lawns and outdoor dining areas.

Daily Amenities

Cafes, a restaurant and retail spaces will form part of the everyday infrastructure. Pets are permitted, and the use of shared spaces is governed by the community rules. The building will have concierge service, parking and arrival courtyards.

Sport and Wellbeing

A running track and a looped forest cycling trail are planned, alongside a gym and an outdoor fitness area. Multi-sport courts, golf zones and an indoor play area complete the sporting provision. A swimming pool, yoga studio, tai chi and wellness lawns, meditation zones and sculpture gardens will support quieter routines.

Family and Outdoor Space

Family parks, playgrounds and an adventure park with a climbing wall are planned, together with forest trails. A landscaped garden and pedestrian paths run through the grounds. Service charges are 172.22 AED per m² a year.
