Riviera Residences

Riviera Residences is a 26-floor residential building under construction on Al Reem Island in Abu Dhabi, developed by MERED. Handover is planned for Q1 2029, and 5% of the construction is complete. The building is freehold and holds 418 units.

Apartments and layouts

Apartments with one bedroom start at 86.73 m² and 2,889,708 AED. Two-bedroom units range from 115.62 m² to 213.83 m², with prices from 3,370,125 AED. Three-bedroom apartments span 220.75 m² to 226.9 m² and start at 5,664,320 AED. Every apartment will have a terrace, and the windows will frame a panorama where the sea, the city line and the sky meet.

Villas and the penthouse

Ocean Villas will stand at the water's edge, five in total. Three-bedroom layouts cover 510 to 603 m², and four-bedroom layouts cover 604 m². Sky Villas will sit high above the horizon, six in all, each with four bedrooms, 713 to 952 m² of space, large terraces and a private pool. A single penthouse will crown the building, with large terraces facing the sea. Three duplexes with three bedrooms, 225 to 269 m², complete the home types.

Architecture and landscape

The architecture is by Herzog & de Meuron, the Basel studio founded in 1978 with more than 500 people and studios in Europe, America and Asia. Its works include the Elbphilharmonie in Hamburg, the M+ museum in Hong Kong, the National Stadium in Beijing and 56 Leonard Street in New York. For Abu Dhabi the studio draws on the pearl diving heritage of the Gulf: the facades will shimmer like mother of pearl inside a shell. DAR advises on the project, and Michel Desvigne Paysagiste, a Paris studio with more than 40 years of work and more than 190 projects in 35 countries, designs the gardens.

Water, gardens and sport

A private marina will serve residents and their guests, with yachts at the berths, and a waterfront promenade with cafes, restaurant terraces and boutiques will begin at the building's doorstep. Roof gardens are planned, along with a green garden zone, quiet corners and a panoramic picnic area. The house will have four pools: two lounge pools for adults, a sports pool and an outdoor children's pool, surrounded by sun loungers, an outdoor bar and a juice bar. A private padel court, outdoor crossfit and yoga zones, a gym, and a spa with an ice plunge pool, sensory shower, sauna and steam room are planned. Indoors there will be a lobby, lounges, a bar with a cafe, a business lounge, a children's playroom, an outdoor play area with table tennis, an indoor and an outdoor cinema, a hall for celebrations, a cafeteria with an open kitchen and a yoga studio.

Price, payment and ownership

Prices start at 2,889,708 AED, at 24,039 AED per m². The payment plan is 12% on booking, 40% during construction in eight instalments, and 50% on handover. The service charge is 204.51 AED per m² a year. The escrow account is held at Abu Dhabi Commercial Bank. Ownership is freehold. The building is still under construction, so it will not suit a buyer who needs rental income now.

The island and nearby landmarks

Al Reem Island is part of ADGM, Abu Dhabi's financial centre, and is growing into a new business district. Beaches, Reem Mall, The Galleria, Sorbonne University and the Repton and GEMS schools are 5 to 15 minutes away. Saadiyat Island is 10 minutes away, and Yas Island with Ferrari World, SeaWorld and Warner Bros. World is 20 minutes away. Abu Dhabi International Airport is 30 minutes away.
