Rotana Residences

Rotana Residences is a freehold project under construction in Al Reem Island, Abu Dhabi. Royal Group is the developer, and handover is scheduled for Q4 2028. Apartments start from 1,890,200 AED.

Two Towers and 432 Residences

The complex will consist of two towers, North Tower and South Tower, with 432 residences in total. North Tower will have a ground level, two podium floors and 27 residential floors. South Tower will have a basement, a ground floor with retail space, two podium levels and 26 residential floors. North Tower stands next to Al Fay Park, and South Tower next to Sorbonne University. The project is planned for completion in Q4 2028.

Apartments and Penthouses

Homes will range from studios to penthouses. Studios will be available only in South Tower, in nine types from ST-1 to ST-9, sized 38 to 43 m² on floors 1 to 14. One bedroom apartments will measure 79 to 88 m² in South Tower and 98 to 104 m² in North Tower. Two bedroom apartments start at 132.11 m² and are priced from 2,815,000 AED. Three bedroom apartments range from 200.18 m² to 283.96 m² and start at 3,690,000 AED. Each tower will have two two-level penthouses at the top: four bedroom penthouses of 497 and 525 m² on floors 26 and 27 of North Tower, and three bedroom penthouses of 284 m² on floors 25 and 26 of South Tower.

Interiors

Apartments will have open layouts, panoramic glazing and natural materials in the finishes. Living rooms will follow a calm neutral palette with muted turquoise and mint accents. Marble, stone and wood will be combined in the finishes, together with designed lighting.

Amenities

The project will include a barbecue area, a gym, a children's play area, a children's pool, a lounge area, a padel court, a running track, a pool and a tennis court. Shared residents' lounges are also planned.

Payment Plan and Ownership

The payment plan is 12% on booking, 20% during construction in four parts, and 70% on handover in Q4 2028. The service charge is 204.51 AED per m² a year, and the price per m² is 18,433 AED. Buyers receive status in the Rotana Rewards programme: a Platinum card for apartment buyers and Titanium for penthouse buyers. Rotana belongs to the Global Hotel Alliance, which unites more than 950 hotels in 100 countries. The programme provides discounts from 10% on stays and D$ accrual, and late checkout at participating resorts when a suitable room category is available.
