Waterfront by Missioni

Waterfront by Missioni is a 38-floor residential tower under construction in Shams Abu Dhabi on Al Reem Island, in the emirate of Abu Dhabi. Emirates Developments is building it together with the Italian fashion house Missoni, and handover is scheduled for Q2 2030. The building will hold 250 residences, with prices starting from 1,900,000 AED and a rate of 23,530 AED per m².

Ownership and Payment Plan All residences are freehold. The payment plan is split into 5% on booking, 35% during construction and 60% on handover.

The Tower and Its Residences The building will have 38 residential floors and 250 residences, from one-bedroom apartments to penthouses. Apartments with one bedroom number 61, two-bedroom units 135, three-bedroom units 44, four-bedroom units eight, and there will be two penthouses. The two penthouses, 3801 and 3802, are on the 38th floor at 4 442 sq ft each with a 1 325 sq ft balcony, five bedrooms, a maid's room and a 6,62 m² walk-in closet in the master bedroom. Four-bedroom apartments sit on floors 34 to 37, sized 2 945 to 3 438 sq ft with balconies of 871 to 1 244 sq ft, a maid's room and a second entrance. Three-bedroom apartments measure 2 490 to 2 545 sq ft and include a maid's room with its own bathroom, a laundry and a separate 6,30 m² study.

Views and Layouts Water windows face the sea, the canal, the city or the surrounding district, and each apartment will be oriented to its own side. From floor 23 to 33 the internal layout and room areas will be identical on every floor, while the balcony will grow with height. One-bedroom apartments measure 668 to 1 141 sq ft, with a large share of that taken by the balcony; type 1 BR-B has a balcony of 417 to 619 sq ft against 522 sq ft of closed area. Two-bedroom apartments come in five layouts, from 2 BR-A to 2 BR-E, with type 2 BR-E the most spacious inside at 1 160 sq ft of closed area above floor 33. The tower will stand where water reaches it from two sides, with beach access arranged at its base.

Amenities Floor Amenities will be gathered on one level of the podium, under open sky and under a roof. They include a full-size outdoor swimming pool set into the oval podium, a standard-size, fully equipped padel court, landscaped terraces across the podium and a barbecue area with built-in cooking equipment and tables. The gym will have separate zones for cardio, strength, functional training and stretching, all in daylight. A bright children's room will have play zones divided by age, and residents will have a club lounge for meetings.

Interiors and Finishes Interior design will be led by Missoni, with bronze metal frames and details, warm ivory-coloured porcelain in bathrooms and wet zones, and light oak flooring and light wood furniture among the finish samples. Accents will come from Missoni Home fabrics in beige with texture. Materials will be made to order for these apartments, in neutral tones.

The Island Location Al Reem Island is surrounded by water and mangroves and is among Abu Dhabi's addresses with full freehold ownership. Repton School Abu Dhabi is 2 minutes away, Reem Hospital 3 minutes and Reem Central Park 4 minutes. Al Fay Park and Burjeel Hospital are 4 minutes away, Reem Mall 5 minutes, Al Maryah Island 9 minutes, Downtown Abu Dhabi 10 minutes, Saadiyat Island 14 minutes, and Zayed International Airport and Yas Island 25 minutes each.
