The Beach House Fahid

The Beach House Fahid is a residential project by Aldar under construction on Fahid Island in Abu Dhabi. It will be ready in Q3 2029, with construction 7% complete. Apartments are sold freehold.

The buildings and apartments

The project has 11 residential buildings, some rising to 9 floors and others to 7, each with a podium on the ground floor. There are 954 apartments in total. Available layouts are 2 bedrooms from 136.91 m² to 234.09 m² and 3 bedrooms from 183.02 m² to 192.47 m². Prices start at 4,920,508 AED for 2 bedrooms and 6,485,879 AED for 3 bedrooms, at 21,551 AED per m². The service charge is 342.72 AED per m² a year. Some ground floor apartments will come with a private garden. Interiors follow two palettes, light and dark, differing in shower glass and metal finishes. A wardrobe in the main bedroom will include a built-in safe, a trouser rail and an accessory organiser.

The beach and the promenade

The buildings will stand beside the island's natural beach and a waterfront promenade. The beach will run 930 metres without a break, and a 2 km promenade along the water will have watersports, restaurants and cafes. The island's landscaped gardens and a berm with fitness and rest zones will be close by. Within the block, a garden on the podium will be closed to outsiders.

Coral Drive and everyday services

The project will have a direct exit onto Coral Drive, the island's boutique boulevard. Concept boutiques, studios for body and health sessions, and everyday services will be gathered there.

Amenities for residents

Shared amenities will sit on a closed podium level and serve residents of the block only. There will be two pools and two gyms with modern equipment. Coworking lounges and multipurpose halls will be provided for work and meetings. Children will have play areas, bicycles a separate parking area, and lounge zones and common spaces will be available for quiet evenings.

Location and payment

Yas Island will be 5 minutes away, Saadiyat Island and Zayed International Airport 15 minutes, central Abu Dhabi 20 minutes and Dubai 50 minutes. The island holds Fitwel 3 stars, LEED for Cities and Communities Platinum in preliminary certification and Estidama 3 Pearl. Payment plans include 40% during construction and 60% on handover, 50% on booking and 50% during construction, 35% during construction and on handover, and 20% during construction with 20% on handover, and payment in full at once. Buyer funds go to an escrow account at Abu Dhabi Commercial Bank.
