Al Ameera Village

Al Ameera Village is a freehold development under construction in the Al Yasmeen suburb of Ajman, built by the Ajman developer GJ Properties. Construction has reached 85%, and keys for the D buildings are expected in Q4 2026. Apartments are sold by the developer in buildings D2 and D3 of the fifth phase.

Apartments and Sizes

Homes in the D buildings come as studios, one bedroom and two bedroom apartments, and sizes across these buildings run from 59.39 to 185.77 m². Studios measure 59.27 to 61.13 m² and start at 448,473 AED, with balconies in the layouts. One bedroom apartments in the D buildings measure 101.20 to 110.74 m² on typical floors and 147.66 m² on the ground floor, starting at 619,650 AED. Two bedroom apartments measure 152.37 to 185.77 m² and start at 827,246 AED, and plans include master bedrooms with their own bathroom, wardrobes and guest toilets. The buildings rise 12 floors.

Layouts

On the ground floor of the D buildings, retail space sits alongside one bedroom apartments, which suits buyers who prefer not to depend on the lift. Typical floors from the 1st to the 12th hold studios and one and two bedroom apartments. The most spacious one bedroom plan, 110.74 m², appears on the 3rd to 5th floor plans, and plans of 102.19, 103.45, 105.92 and 107.49 m² sit between the extremes. In earlier phases, a two bedroom layout had a living and dining room of 32.11 m², bedrooms of 14.34 and 15.75 m², two bathrooms and a guest toilet of 2.85 m².

Amenities and the Neighbourhood

A concierge service operates in the building, and residents and guests are received in a spacious, light lobby with modern furniture and an interior that mixes modern pieces with traditional motifs. A children's play area sits by the building itself, and the wider district includes nurseries, sports facilities and shops, cafes, retail and office centres. Within the quarter there are parks and sports and children's play areas, and many pedestrian sidewalks run through it. Al Hamidiya Park is 3 minutes away, Ajman Beach 15 minutes, and the Ajman Corniche less than 10 minutes.

Payment Plan and Ownership

The price starts at 448,473 AED, at 5877 AED per m², and the service charge is 64.58 AED per m² a year. A 5% payment is made on booking, 36% is paid during construction, 11% on handover and 48% after handover, with the final monthly instalment scheduled for January 2031. Apartments are registered as freehold.

Location

Al Ameera Village occupies a site of five and a half million square feet in Al Yasmeen, and the quarter is planned for 44 residential houses in a traditional style and five high rise towers. The D buildings belong to the fifth phase, and the quarter is surrounded by Sheikh Maktoum Bin Rashid Street, Sheikh Mohammed Bin Zayed Road (E311) and the Al Yasmeen Community. Downtown Dubai and Al Marjan Island are more than half an hour away, City Centre Ajman is 18 minutes away, and the University of Ajman is 10 to 20 minutes away.
