Orchid Towers

Orchid Towers is a new residential project under construction in Ajman, developed by Tiger Properties. It is the first release of Tiger Downtown, a district built around a private lagoon, and is made up of six towers. Handover is scheduled for Q4 2028.

Apartments from studio to six bedrooms

The project holds 1367 units. Studios start at 40.84 m² and 499,155 AED, 1 bedroom apartments at 68.29 m² and 725,366 AED, and 2 bedroom apartments at 107.19 m² and 928,594 AED. 3 bedroom apartments begin at 155.52 m² and 1,311,042 AED, 4 bedroom apartments at 318.71 m² and 3,116,352 AED, and 6 bedroom apartments at 1318.96 m² and 15,616,887 AED. The price per m² is 8426 AED.

Six towers in three pairs

The towers rise 21 floors in total and are arranged in pairs: A and A2, B and B2, C and C2. By design, C and C2 will be the tallest at 21 floors with 284 apartments each, B and B2 will have 18 floors and 181 apartments each, and A and A2 will have 15 floors and 194 apartments each. The podium will hold three parking levels, with two more basement floors beneath it. Duplexes with two, three and four bedrooms are planned for the 14th to 15th and 20th to 21st floors, and penthouses with six bedrooms with a roof terrace are planned for the 17th to 18th floors of B and B2.

The lagoon at the centre

A private lagoon 375 metres long will sit at the centre of Tiger Downtown, with a raised walkway and promenade around it, lawns with palms and cafes at the water. Boats will leave from private berths and kayaks will cross the lagoon, and illuminated fountains will combine water, light and sound. A dome at the lagoon edge is planned for concerts, exhibitions and live performances. Two running tracks, an inner and an outer one, will pass through greenery facing the lagoon, and a separate cycle track is planned. Tiger Downtown will have 76 buildings in all: 20 on the lagoon shore in four phases, and 56 around the perimeter.

Amenities in the towers and the district

Residents will have an infinity pool facing the lagoon, a gym for strength, cardio and group classes, a yoga studio, sports courts, a steam room, sauna, jacuzzi and ice plunge, and a massage room. Each tower lobby is planned with seating, greenery and direct access to the lifts, and the towers will include a billiard room, juice bar, cafe and multipurpose hall. A covered children's play area with a separate children's pool is planned inside the towers, and the district will have four children's playgrounds. For the first phase, two nurseries, two medical centres, six retail units and two offices are planned.

Payment and ownership

Apartments are sold freehold on a 70/30 plan: 10% on booking, 50% during construction, 10% on handover and 30% after handover. The service charge is 107.64 AED per m² a year. Buyer funds go to an escrow account held at Emirates Islamic Bank. Prices and available apartments change during sales.

The district and the wider area

Tiger Downtown will have more than 25 amenities, including a mosque, sports courts, an amphitheatre and a linear park, plus a food truck area and barbecue zones with built-in grills. A medical centre, police station, library and community centre are on the master plan, and bicycles will be available for rent. The district sits in Al Alia in Ajman. The beach in Ajman is 15 minutes away by car, Sharjah 10 minutes and its airport 13, Umm Al Quwain 20, Al Marjan in Ras Al Khaimah 25, Dubai airport 30 and Downtown Dubai 40. The Al Zorah reserve has mangroves, more than 60 bird species including flamingos and herons, and kayak routes, while Masfout has hiking trails in the Hajjar foothills.
