Azizi Noura

Azizi Noura is a freehold residential building under construction in Jabal Ali Industrial Second, Dubai. Azizi is the developer, and handover is scheduled for Q4 2027. The building will rise 11 floors and hold 350 units.

The building and its homes

Azizi Noura is a single residential building rather than a multi-block community. Apartments will start at podium level, and studios and units of up to three bedrooms are planned. Two-bedroom homes start from 106.28 m² and from 1,562,000 AED. Prices at the project start from 600,000 AED, at 14,697 AED per m².

Layouts and interiors

Studio Type 1 will have a combined living, dining and sleeping room of 3.4 x 4.1 m, a kitchen of 1.7 x 2.6 m and a bathroom of 2.0 x 2.2 m. Studio Type 2 will keep the same room, kitchen and bathroom sizes and add a balcony of 4.1 x 4.4 m. The one-bedroom Type 1 will have a living and dining area of 4.3 x 3.3 m, a bedroom of 3.7 x 3.1 m and two bathrooms. The two-bedroom Type 1 will start on the second floor. Illustrations show furniture and finishes for example only, and final areas, dimensions, layouts and materials may differ from those shown.

Amenities inside the house

Residents will have a swimming pool with landscaped areas and a garden around it. The building will include two fully equipped gyms, one for men and one for women. A cinema room, a games room and a multi-purpose hall for events are planned, along with a children's play area and an indoor play zone. Security will operate around the clock, and parking on the premises will be spacious.

Ground floor and daily needs

Part of the ground floor will be given over to commercial premises divided into units for cafes, restaurants and shops. Both units are laid out for food and beverage use. A Life Pharmacy is nearby, and a metro station is within walking distance. Legoland and Dubai Parks and Resorts are a short drive from the building.

Payment plan and handover

Buyers will pay 20% on booking, 30% during construction and 50% on handover. The buyer's money will be held in an escrow account at Ajman Bank. The project is still under construction, and keys will be handed over only at completion in Q4 2027. Eight units remain available, all of them with two bedrooms; studios and one-bedroom apartments are no longer on sale. The service charge is set at 193.75 AED per m² a year.
