Samana Downtown One

Samana Downtown One is a new residential tower under construction in Jabal Ali Industrial Second, Dubai, developed by Samana. The building will have 20 floors above a three level podium and 257 apartments, with handover planned for Q4 2029. Prices start from 689,000 AED, and homes are sold as freehold.

The building

The tower rises on a three level podium, with a basement below ground and retail units at street level. Above the podium sit 20 residential floors, and the building is finished by a roof. Underground parking is planned in the basement, and vehicles will enter and exit through separate driveways, while pedestrians use a street level entrance and a separate entrance to the residential part. The podium will hold water features and greenery, the upper floor will hold sport and lounge areas, and a spa is part of the plan. A multi layer facade is designed to give the tower depth and its own character from every side.

Apartments and layouts

The project will have studios, one bedroom and two bedroom apartments. Some one and two bedroom layouts include a storage room. One bedroom units with storage are planned on floors 15 to 20, and two bedroom units with storage on floors 3 to 13 and 15 to 19. Floors 3 to 13 follow one layout scheme and floors 15 to 19 another, while floors 14 and 20 have their own plans, both with open terraces. Homes will run on an artificial intelligence smart home system, and finishes are specified as high class. Apartment area is measured along the axes between party walls and to the outer face of external walls, with the balcony measured separately to the outer edge of its railing, and the sale and purchase agreement fixes each unit's exact area.

Podium amenities

The podium level will hold an adult pool with a deck and sun loungers, a jacuzzi, a shallow pool, a water recreation area and a lounge, with outdoor showers and toilets nearby. An open air cinema, a play area, a barbecue area and swing seats are also planned there. A walking path will link the zones, with seating along it, and a lawn is set aside for yoga alongside a mini golf area. Apartments numbered 101 to 111 will sit on this level, at the same level as the pool.

Rooftop and children's facilities

Floor 20 will hold the upper amenity level, with a gym inside and an outdoor training area outside, next to a rooftop lounge and an open air cigar lounge. Apartments are also planned on the twentieth floor. For children, the podium will include a kids pool and a playground.

Ownership, escrow and payment

Apartments are registered as freehold. The escrow account is held at Ajman Bank PJSC, Dubai Main Branch, and carries the name Samana Downtown One. Samana designs, purchases, builds and inspects quality itself, with no part of the work subcontracted. The payment plan is 10% on booking and 90% during construction, with a second structure of 15% on booking and 85% during construction. Retail units at street level will be handed to tenants in core and shell condition, with the tenant fitting out the bathrooms.

Location and access

The tower stands on Sheikh Zayed Road, with a direct exit from the building onto the highway, and the red metro line runs nearby. The metro station and Aster Cedars hospital are 5 to 10 minutes away, and Dubai Marina, JBR and JAFZA One are 10 to 15 minutes away. Expo City Dubai, Dubai Investment Park and Mall of the Emirates are 15 to 20 minutes away. Ibn Battuta Mall is among the malls close by.
