Beach Walk Grand 2

Beach Walk Grand 2 is a 13-floor residential tower that Imtiaz is building along the shoreline of Dubai Islands in Dubai. The project is under construction, with 24% of the work complete, and handover is planned for Q4 2027. It will hold 110 units, from 1-bedroom apartments to duplexes, and ownership is freehold.

Apartments and duplexes The building will contain apartments with one, two and three bedrooms and duplexes with three and four bedrooms on the upper levels. The 1-bedroom units start at 81 m² and at 2,250,000 AED. Apartments will have high ceilings, panoramic windows and large terraces, and every unit will be handed over fully furnished with project-made furniture, built-in appliances and a smart home system. Apartments will carry Miele, Villeroy & Boch, Gessi and Alexa equipment. Duplexes will have double-height ceilings and private pools on their terraces, and the main bedroom will have its own bathroom.

Terraces and water Terraces are planned as an extension of the living room, and the building will stand along the coastline so that the sea is visible from the wide terraces. Apartments with one, two and three bedrooms will have private jacuzzis on their terraces. Two infinity pools will have edges that run into the horizon line, and a belvedere will rise above the surf line as a quiet viewing point. A sunken lounge, an outdoor yoga terrace and landscaped gardens will complete the outdoor areas, and the beach will be a few steps away.

Amenities in the building Residents will have a club house conceived as a shared living room, an indoor fitness centre and an outdoor gym, both with premium-class equipment. The amenities also include a children's playground, children's and family pools, a barbecue area, a sunbathing lounge and cabanas on the water. The lobby is planned as a formal entrance to the house, with a quiet interior language of soft textures, light tones and plenty of daylight.

Dubai Islands and travel times The house will stand on the coast of the Dubai Islands archipelago, which is planned with 21 kilometres of beaches, 86 resorts, 9 marinas and 2 golf courses, along with open spaces, shops and restaurants. The marina of Dubai Islands is 5 minutes away, Deira Waterfront 10 minutes, and Dubai airport, Dubai Frame and Downtown 15 minutes. Dubai Mall with its fountain, Ski Dubai and the DIFC galleries are within 20 minutes.

Payment plan and service charge The price starts at 2,250,000 AED, which is 27,778 AED per m², and the service charge is 182.99 AED per m² a year. Payment follows a 25% on booking, 35% during construction and 40% on handover structure, with the construction share paid in five instalments. A 60/40 plan also applies, with 60% paid before handover and 40% on receiving the keys.
