Sea Cliff by Imtiaz

Sea Cliff by Imtiaz is a single residential tower under construction on Dubai Islands in Dubai, built by Imtiaz. Handover is scheduled for Q1 2028, and construction has reached 8%. The building is freehold.

The building and its homes

The tower has 15 floors and 170 units in total. Apartments come with 1, 2 or 3 bedrooms, and there are also two-level duplexes with 4 bedrooms. Layouts are open, light passes through the whole apartment, and windows run from floor to ceiling. Interiors use warm wood, polished marble and soft fabrics, with shelves that appear to float, and bedrooms are arranged in the same calm manner as the living rooms.

Sizes and prices

One bedroom units range from 84.95 m² to 102.6 m² and start at 2,215,354 AED. Two bedroom units start at 223.97 m² and 3,454,101 AED. Three bedroom units range from 150.02 m² to 14,797 m² and start at 4,571,213 AED. The price per m² is 19,737 AED. The service charge is 172.22 AED per m² a year.

Water and views

The tower stands by the sea, with Downtown and Burj Khalifa on the other side. Each side of the tower has its own view marked on the floor plans: one looks to Burj Khalifa, another to the sea and the district, a third to the canal. Duplexes are promised a sea panorama. On the ground floor there will be an infinity pool, a cascading waterfall and a water feature, with a shallow deck, a jacuzzi, sun lounger decks, showers and a separate children's pool.

Gardens and the podium

The courtyard rises in tiers: gardens at ground level, an evening area on the podium, water on the first floor. Ground level holds a guest drop-off at the lobby, a running and walking track, and several gardens with seating, one laid with sand and gravel. The second podium level is given to evenings, with an open-air cinema, a play zone, bean bags, two fire pit areas, barbecue with seating and an outdoor reading corner. The lobby is open to daylight, and the club house holds spaces arranged for light and air.

Amenities and payment

Amenities include a cinema room, club house, play room, gym, children's playground, landscaped garden, lobby, pool and yoga studio. The gym sits on the first floor beside the pool and club pavilion, with an open-air yoga and training area, and there is also an indoor yoga studio. A 30% payment is due on booking, 20% during construction and 50% on handover. Buyer funds go to the project escrow account at United Bank Limited.
