Wellington Ocean Walk is an eight floor residential building under construction in Dubai Islands, Dubai. Wellington Developments is the developer, and handover is scheduled for Q4 2027. Construction has reached 21 percent.

Apartments and Sizes

The building holds 79 apartments, with one, two and three bedroom layouts. One bedroom units start at 83 m² and 2,282,703 AED, two bedroom units range from 136 m² to 242 m² and start at 3,429,662 AED, and three bedroom units range from 159.5 m² to 215 m² and start at 3,803,152 AED. Three bedroom duplexes are also part of the lineup, and some apartments include a separate study. Apartments will be delivered furnished, and selected units will have their own private pool. Residences range from 895.88 to 2599.91 sq ft, and private balconies or terraces are planned at every apartment.

Price, Payment and Ownership

Prices start at 2,282,703 AED, at 23,844 AED per m². The payment plan splits into 20 percent on booking, 20 percent during construction and 60 percent after handover. Ownership is freehold. An escrow account is open for the project, and its details can be checked against the contract before funds are transferred. The project holds a registration number with the Dubai Land Department.

The Building by Design

The facade will be stacked in tiers from ground to roof, with horizontal lines and floor to ceiling glazing. The configuration is G+2P+8+R, and the project comprises a single residential building at Wellington Ocean 2. Service charges are 193.75 AED per m² a year. Parking is part of the project.

Dubai Islands

The archipelago consists of five new islands developed as a coastal district with leisure spaces and urban routes. The master plan includes 21 km of beaches, 86 hotels, 9 yacht marinas and 2 golf courses. Deira Mall is 6 minutes away, Waterfront Market 8 minutes, the island beach 9 minutes, the marina 10 minutes and Dubai International Airport 15 minutes.

Residents will have a private beach and a promenade. A panoramic swimming pool is complemented by a spa, and a landscaped zen garden is part of the project. A family recreation area, a barbecue area and an open air cinema are planned. Indoors there will be a gym, a yoga and meditation area and working capsules. Outdoors the project includes a running track, a mini padel court, a mini golf course and a children's playground.
