Berkeley Square

Berkeley Square is a five-floor residential building under construction in Jumeirah Village Circle (JVC), Dubai, developed by Prestige One. It will hold 241 freehold apartments, from studios to three-bedroom homes, with handover planned for Q1 2028.

The building and its courtyard

The single building is arranged in a U shape, with three wings wrapped around an inner courtyard. That courtyard will contain swimming pools, children's areas and places to rest, with a sunken lounge zone below courtyard level. In the evening an open-air cinema will operate in the courtyard, and a mini-golf course will sit beside it. The building has two underground levels, and a separate floor on the roof will hold sport facilities and a garden.

Apartments and prices

Apartments start at 1,275,000 AED, at 10,554 AED per m². One-bedroom units range from 68.97 m² to 147.39 m² and start at 1,275,000 AED. Two-bedroom homes measure from 140.39 m² and start at 2,016,000 AED, while three-bedroom homes measure from 240.06 m² and start at 2,646,000 AED. Kitchens will come with appliances, alongside built-in wardrobes and smart home systems. The service charge is 193.75 AED per m² a year.

Payment plan

The payment plan is 20% on booking, 45% during construction and 35% on handover. Construction progress stands at 3%.

Courtyard, clubhouse and spa

The courtyard centres on a pool, surrounded by loungers and a separate Pool Retreat zone, with floating cabanas on the water reached by walkways. Children get a separate pool, a fountain play area, an adventure park in the courtyard and an indoor play room. The Prestige One Clubhouse will stand at courtyard level with a large atrium, a lounge, a billiards corner and a podcast room, for residents only. The first floor above the courtyard is given to the Prestige Wellness Centre and a quiet garden, with a sauna, steam room, jacuzzi and the Arctic Plunge cold pool, plus separate men's and women's changing rooms. A zen garden there will have a pond with koi carp.

Fitness, roof and amenities

The Prestige Fitness Centre will have an indoor gym on the spa floor, with an outdoor training area beside it. A level above, the Skyview Fitness Centre and Skyview recovery zone will sit alongside an covered football pitch. The roof will carry a padel court, a multi-use court for badminton, volleyball, basketball and tennis, a barbecue pavilion in a garden, an outdoor dining area and a covered lounge, plus an amphitheatre and a garden terrace. More than forty amenities in all will be spread across every level, from courtyard to roof. Other facilities include a children's playground, barbecue area, yoga studio, sports court, event hall, cinema room, sauna, landscaped garden, jacuzzi, spa, restaurant, golf course and games room.

JVC and connections

JVC has more than 30 parks with lawns and shaded benches, tree-lined alleys, sports grounds and halls, basketball courts, cafes, kindergartens, schools, clinics and medical centres. Circle Mall, with grocery and everyday shops, the Cinépolis cinema and several five-star hotels are nearby. Mall of the Emirates is 15 minutes away, Palm Jumeirah 16, Dubai Marina and Downtown Dubai 18 each, Burj Khalifa and Dubai Mall 25, and Dubai International Airport 30. Al Khail Road and Sheikh Mohammed Bin Zayed Road are close by.
