Norah Residence is a freehold residential building under construction on Al Barsha South Fourth in Jumeirah Village Circle (JVC), Dubai. Al Tareq Star Real Estate Development is the developer, and handover is scheduled for Q4 2027. Construction is 7% complete.

The Building

The project has 12 floors and 184 units. NAGA Architects, founded by Dr Shams Naga in 2000, designed it. The name Norah translates as "light".

Homes and Sizes

The catalogue lists one bedroom apartments from 69.01 m² to 79.49 m², starting at 1,221,675 AED. Two bedroom apartments run from 112.1 m² to 142.62 m², starting at 1,869,166 AED. Three bedroom apartments start at 193.66 m² and 3,190,300 AED. Price per m² is 15,856 AED. The project also includes duplexes with their own audio system, and studios.

Payment Plans

A 20% payment is due on booking, with 10% during construction and 70% after handover. A 40% during construction and 60% after handover plan is also listed. After handover, instalments run for 3 years.

Amenities

A landscaped garden and a swimming pool are planned, along with rooftop gardens and a juice bar. An outdoor cinema, a gym, a yoga area, a children's play area and a barbecue zone are planned. The lower levels will hold retail space and cafes. The lobby and lift lobbies are part of the design.

Interiors and Systems

Kitchens will have built in Siemens appliances and soft close drawers. Bathrooms will have Grohe sanitaryware. Carrier provides central air conditioning. A Lutron smart home system will control lighting, climate and curtains. All bedrooms will have wardrobes with built in LED lighting.

Ownership and Costs

Ownership is freehold. The service charge is 161.46 AED per m² a year.
