The Weave

The Weave is a new residential building under construction in Jumeirah Village Circle (JVC), Dubai, developed by Al Ghurair. The project is planned for handover in Q3 2028 and construction has reached 8%. It will hold 130 freehold apartments across 13 residential floors.

The Building and Its Architecture

The Weave is a single-tower project on Al Barsha South Fourth. The building is planned with a Ground floor, five podium levels, 13 residential floors and a roof. Its design comes from Australian architect Joe Adsert, and the facade takes its form from safafa, the traditional Middle Eastern craft of weaving palm fronds. Balconies are set to interlace across the facade, following the rhythm of woven panels.

Apartments and Layouts

The home mix covers one, two and three bedroom apartments, with a limited series of three bedroom units and a 3.5 bedroom format. One bedroom homes start from 70.61 m² and 1,300,000 AED, two bedroom homes from 113.06 m² and 1,850,000 AED, and three bedroom homes from 206.34 m² and 2,900,000 AED. On the first residential floor, some one and two bedroom apartments will have private terraces. Two bedroom plans include a private master bedroom and a dedicated work corner, and selected three bedroom variants include a study or maid's room.

Interiors and Finishes

Apartments will be delivered with finishes. Interiors combine light warm tones with a neutral palette. Ceiling heights are planned at 2.8 metres in living rooms and bedrooms, 2.5 metres in kitchens and entry halls, and 3.0 metres in bathrooms, guest toilets and wardrobe zones. Kitchens will have an island in natural tones and appliances, bedrooms will have built-in wardrobes, and plans mark a space for a washer and dryer as W/D.

Rooftop Club and Amenities

A residents' club will occupy the roof and extend the living space of the apartments. An infinity pool will have a terrace with soft lighting, and outdoor barbecue and dining areas are planned. The club lounge is intended for work and meeting, and a private cinema room will be available. A fitness studio and yoga studio will both have natural light, and residents will be able to use a jacuzzi, ice plunge, steam room and sauna. Pets are permitted.

The District and Connections

JVC is a green residential district with parks and walking paths. Circle Mall is open in the area, along with 15 to 18 supermarkets, 10 to 12 medical facilities and 10 to 13 schools, nurseries and early learning centres. Bus stops in the district include JVC Mirabella Villas 2, JVC Mirabella Villas 6, JVC Atlantis S 1 and JVC Atlantis S 4. The area connects to Al Khail Road (E44), Sheikh Mohd. Bin Zayed Road (E311) and Hessa Street (D61); drives to Dubai Hills Mall take 13 minutes, Palm Jumeirah 20 minutes, Burj Khalifa 23 minutes, and DXB and DWC airports 25 minutes.

Ownership, Payments and Service Charge

Ownership is freehold. The payment plan is 20% on booking, 20% during construction and 60% on handover. The service charge is 161.46 AED per m² a year. The price per m² is 19,233 AED.
