The site and its setting
The quarter occupies two connected plots in Wasl Gate, between Central Park and a bustling boulevard. Central Park will cover 64,000 m² on one side, and a 710 m retail boulevard will run along the other. The Energy metro station on the red line will be within walking distance. The community will sit directly next to Sheikh Zayed Road, and Festival Plaza Mall with IKEA, ACE and Lulu will be in the immediate neighbourhood.
Payment plan and service charge
A 10% payment is due on booking, 50% will be paid during construction, and 40% falls due on handover. The service charge is set at 193.75 AED per m² a year.
Finishes and building systems
Kitchen cabinets will be included in the fit-out, and townhouses will have terraces. The facades will be finished in painted cement plaster on a cement render, with aluminium window frames, double glazing and glass balustrades on the balconies. Cooling will be provided by chilled water fan coil units, and each residence will have separate metering for electricity and water, with BTU metering for cooling and an LPG meter for the kitchen stove. Fibre to the home will be installed in every apartment.
