Boulevard Park

Boulevard Park is a new residential project by Wasl in Jabal Ali First, Dubai. The development is under construction and handover is scheduled for Q2 2030. It will bring 704 residences to a district that sits between a central park and a pedestrian boulevard.

The two buildings and their shared courtyards

The quarter occupies two adjacent plots of land, with Central Park on one side and a shopping boulevard on the other. Building 1A will hold 406 residences across 36 floors. Building 1B has a different scale: 266 residences over 19 floors. Podiums will connect the towers, and these will contain shared courtyards, rest areas and landscaped terraces.

Green space and the boulevard

A park of 64 000 m² and a boulevard 710 m long frame the site. Paths are planned for walking, running and cycling, and a running route will start near the buildings. The boulevard will have shops, restaurants and cafes with outdoor tables. Windows will face the green areas, and a pedestrian boulevard runs beside the building.

Apartments from one to three bedrooms

One bedroom apartments range from 78.04 m² to 96.25 m² and start at 1,414,000 AED. Two bedroom homes run from 114.74 m² to 155.98 m², with prices from 2,012,000 AED. Three bedroom apartments measure 159.33 m² to 171.78 m² and start at 2,905,000 AED. Balcony area is shown separately from the apartment area on floor plans. Wardrobes are built into the residences, and homes are handed over unfurnished with built in kitchen cabinets.

Duplexes, penthouses and townhouses

A two bedroom duplex covers 1670 sq ft and includes a maid's room. Three bedroom penthouses measure 2868 to 3166 sq ft and also have a maid's room; a two level penthouse with the same number of bedrooms is also planned. Three bedroom duplex townhouses span 3280 to 3426 sq ft, and four bedroom townhouses reach 4065 to 4455 sq ft, with a maid's room and a ground level terrace in both formats. Penthouses and duplex townhouses will have a personal lift, and in the townhouses it runs from the parking level to the second floor.

Amenities and specification

Each building will have a gym, a pool and changing rooms, with pools for adults and children. The wellness areas include a spa. Children have outdoor play areas and an indoor play zone, and there is a children's playground. A club house and a multipurpose hall are planned for meetings, alongside a landscaped garden, a barbecue area, a restaurant and a walking trail. Apartments will be cooled by fan coil units on chilled water, with a separate BTU meter for cooling consumption. Electricity, water and LPG for the kitchen stove have separate meters, and fibre to the home with a distribution box is connected to every residence. An IP video intercom is installed in each apartment, and shared systems include access control, CCTV and a barrier at the parking entrance. Windows have double glazing in aluminium frames, and balconies have glass balustrades.

Ownership and payment

Ownership is freehold. The payment plan is 10% on booking, 50% during construction and 40% on handover. Service charges are 193.75 AED per m² per year. The price per m² is 17,196 AED.
