Hillside Residences 3 is a freehold apartment project under construction in Jabal Ali First, Dubai, built by Wasl. Handover is scheduled for Q3 2028, and construction is 13% complete. The project will have 304 units across 9 floors, with prices starting from 1,420,777 AED.

Unit Mix and Sizes

The building will offer one, two and three bedroom apartments. One bedroom units start at 66.84 m² and 1,420,777 AED, two bedroom units run from 115.48 m² to 161.47 m² and start at 2,080,777 AED, and three bedroom units span 169.92 m² to 306.49 m² and start at 3,290,777 AED. The price per m² is 17,288 AED. By design, the project will also include penthouses with private rooftop terraces and duplexes with ground level entrances, and buyers can compare indoor areas and open areas separately.

Payment Plan and Ownership

The payment plan is structured as 5% on booking, 35% during construction and 60% on handover. Ownership is freehold. The service charge is 172.22 AED per m² per year. Emirates NBD Bank holds the escrow account for the project.

Layouts

One and two bedroom apartments will come in single level layouts, all with balconies. A one bedroom Type A measures 67.60 m² of internal space with a 79.64 m² balcony, 147.24 m² in total, and its kitchen measures 4.0 x 3.75 m. A two bedroom Type A has 103.66 m² inside and an 18.24 m² balcony, 121.90 m² in total, with a living and dining room of 4.0 x 6.4 m. A two bedroom Type C covers 104.97 m² with an 11.40 m² balcony, 116.37 m² in total, and its master wardrobe measures 3.1 x 2.6 m.

Buildings

The project consists of several residential buildings in the Wasl Gate district, joined by gardens and a plaza with retail space. Building A will have 5 levels, B will have 6 and C will have 8. Sections D and E will rise to 9 floors. Unit counts differ by building: 18 in A, 44 in B, 48 in C, 90 in D and 104 in E.

Podium and Amenities

A shared podium will bring together internal courtyards and terraces, and a staircase from ground level will lead up to it, with a pedestrian bridge to the hill. The podium will hold a Horizon and Lap Pool with a pool terrace and wooden deck, plus a separate children's pool, a landscaped garden, an organic garden, a lawn and walking paths. A barbecue terrace with outdoor chess is planned, along with a basketball court, a climbing wall, outdoor fitness areas, several gyms and a yoga studio. Children's play areas are planned on the podium, and pets are permitted.
