BREEZ by Danube

BREEZ by Danube is a residential tower under construction in Dubai Maritime City, developed by Danube. Handover is planned for Q2 2029. The building will hold 1159 units across 48 floors and is sold as freehold.

Location and the sea

The tower will stand directly against the promenade in Maritime City, a maritime district on a peninsula between Port Rashid and Dubai Drydocks. By design the sea panorama will open through 360 degrees. Travel times quoted for the area include 2 minutes to the Port Rashid boat station, 3 minutes to the second cruise terminal, 6 minutes to Meena Bazar, 8 minutes to Dubai World Trade Centre, Gold Souk and Jumeirah Beach, and 10 minutes to Burj Khalifa and Dubai Frame.

Apartments and layouts

Homes will range from studios to two level Breez Villas. Studios measure 38.15 m² to 41.43 m² and start at 1,850,000 AED. One bedroom units run from 60.99 m² to 74.92 m² and start at 2,450,000 AED. Two bedroom units start at 102.73 m² and 4,300,000 AED. The smallest apartment in the house will occupy 298 sq ft without a balcony. Flex Studio plans convert into a one bedroom apartment and Flex 1 Bedroom into a two bedroom. Four bedroom apartments will sit on the 22nd, 24th and 25th floors, each with its own pool and a multipurpose room with a separate bathroom. Breez Villas will occupy the 47th and 48th floors, each with five bedrooms, two levels, a double height living room and an internal lift. Apartments will be delivered furnished. Prices in the project start from 1,734,000 AED, at 38,174 AED per m².

Interiors

Apartments will be finished in two lines, Blanco Luxe and Aqua Luxe. Blanco Luxe is built on modern minimalism, and Aqua Luxe adds shades of sea water. Finishes include travertine, arabescato marble, tinted fluted glass, wood veneer and leather textured panels, with shell finished basins, natural stone, linen textured curtains and matte gold fittings.

Amenities on two levels

The podium will hold Breez 10, with the Breez Lagoon and its sandy deck, an infinity pool, jacuzzi, sunken loungers and a pool bar. Also on the podium: a padel court, a cricket pitch, table tennis, an outdoor gym, a running track, a zen garden, a hammock area and a barbecue zone. The roof will hold Breez 60, with an infinity pool along the edge, sunken loungers and sofas, a Sky Lounge, an Open Air Yoga area and the Breez Swing facing the sea. The house will have two gyms, indoor and outdoor, plus Breez Spa, a Club House, a games room, a multipurpose hall and a cigar room. A cinema will be part of the building. Children will have a Kid's Splash Pool, a children's pool, a playground, a sandpit, a trampoline, a climbing wall, a play bridge and Kid's Daycare. The lobby will feature a 1500 sq ft aquarium and a Waterfall Atrium.

Ownership and payment

Ownership is registered as freehold. Buyer funds go to an escrow account held at First Abu Dhabi Bank. The payment plan is 24% on booking, 40% during construction and 40% on handover. Service charge is 236.81 AED per m² a year.
