Breva by AYS

Breva by AYS is a new residential building under construction on the Dubai Islands archipelago in Dubai, in the coastal part of Nakhlat Deira. AYS Property Development is building it as part of its Heritage Collection, and handover is planned for Q4 2028.

One Building of 7 Floors and 73 Units

The project consists of a single 7-storey building with 73 units in total. The architecture relies on soft facade lines, private balconies and floor-to-ceiling windows. Apartments are sold as freehold. Service charges are set at 247.57 AED per m² a year.

Apartments from 137.74 m²

The unit type is 2 bedrooms, starting from 137.74 m². Prices start from 2,211,849 AED, which corresponds to 16,058 AED per m². Residences will come furnished with branded materials and household appliances. Bedrooms are planned in calm neutral tones, with doors without casings between rooms, and ceiling niches prepared for motorized curtains. Balconies will have built-in jacuzzis.

Payment Plans

Several payment plans are available, including 30/70, 60/40 and 60/40 after handover. Under these, 5% or 20% is paid on booking, while one plan sets 5% on booking and 70% on handover. The Dubai Land Department fee is 4% on top of the price.

Two Salt-Water Pools and a Roof Garden

Two salt-water pools are planned: one at podium level and one on the roof. The upper infinity pool will look out to the sea and the harbour. The roof will also hold sun loungers, shaded spots among greenery, a sun terrace and a jacuzzi, plus a garden and a lounge for yoga and meditation in the open air, an outdoor barbecue area with a spacious open-air dining space, and places by the fire pit.

Amenities Inside the House

The gym will have Technogym equipment for cardio and strength training, floor-to-ceiling windows and views of greenery. A sauna is planned with wooden finishes and a glass partition, along with a separate changing area with personal lockers. The business lounge will have panoramic views, high-speed Wi-Fi, an espresso bar and soft seating. A private cinema will include Bose acoustics, reclining seats, a starry-sky ceiling and its own lounge before the screening, and there will be a games room with table football and darts. For children, a play area with natural light, city views and educational elements is planned, as well as a children's playground. The building will have a concierge, a Meet and Greet lobby, a sauna to cinema range of facilities, EV parking, kitchens by Scavolini with Italian travertine worktops, and brands including Dornbracht, Bertolotto, Legrand, Gutmann and Schindler, plus an Alexa smart home system.

Dubai Islands

The project sits on the Dubai Islands archipelago, five minutes from the beach. Until August 2022 the archipelago was called Deira Islands, and it is part of the Dubai 2040 vision with five islands. The master plan provides for 60 km of coastline, 20 km of beaches, 86 hotels, 9 yacht marinas, 2 golf courses and parks with restaurants and shops. The Central Island covers 17 square kilometres and will include Deira Mall. From Dubai Islands it is 10 minutes to Gold Souq metro station, 18 minutes to Dubai World Trade Center, and 20 minutes to Dubai International Airport and Downtown Dubai.
