California Residences

California Residences is an apartment building under construction in California Village, Wadi Al Safa 4, Dubai. Infracorp, a Bahraini company wholly owned by GFH Financial Group, is building it, and handover is planned for Q2 2028.

The third phase of California Village

The first two phases of the village consisted of villas and townhouses, and all 212 villas are sold. California Residences opens the third phase and is the only phase where apartments are sold. The building stands at the entrance to the village, with townhouses and paired villas beside it on the master plan. Construction progress is 2%.

Apartments and layouts

The building holds 370 apartments from one to three bedrooms across 10 floors, with sizes from 733 to 1 764 sq ft including the terrace. Two bedroom units run from 98.01 m² to 127 m². Every layout has a terrace, from 141 sq ft in the compact one bedroom homes up to 234 sq ft in the three bedroom type 2. Interiors are finished in a calm minimalist style with large windows, and the kitchen, dining and living areas form one space. Almost every layout includes a storage room, and furniture shown in the interiors is not included in the sale.

Amenities in and around the house

Residents have their own amenities, separate from the village club. These include a gym, padel court, walking track, swimming pool, sauna, steam room, yoga studio, business centre, barbecue areas and an outdoor cinema. Daily needs are covered on site with a supermarket, pharmacy, post office and laundry, and there is a cafe for residents and grooming for pets. Children get a paddling pool, a climbing wall, a games zone and a playroom with foosball and billiards. Within the gated village are landscaped gardens, walking paths, sports and recreation areas and a central park, and the clubhouse holds a lounge, cafe and gym, with a pool, wooden deck terrace and sports courts outside. GEMS Winchester School and IMG Worlds of Adventure are 2 minutes away, and Dubai International and Al Maktoum International airports are 25 minutes away.

Ownership and payment

Apartments are sold freehold, and buyer funds go to the project escrow account at Mashreq Bank. The developer offers two payment plans: 40/60, with the larger part due at handover, and 64/36, which spreads part of the cost into monthly payments after keys. Service charges are 139.93 AED per m² a year, and prices start from 1,631,284 AED, or 14,937 AED per m².
