Damac Hills - Golf Gate 2

Damac Hills - Golf Gate 2 is a new residential tower by Damac, under construction in Damac Hills, Dubai, with handover scheduled for Q1 2027. Construction is 80% complete. The building is freehold, holds 465 units across 29 floors, and prices start from 1,100,000 AED, at 15,714 AED per m². The project is registered with the Dubai Land Department, and Dubai Islamic Bank holds the escrow account.

The tower and its podium

Golf Gate 2 stands as a single tower on a podium within Damac Hills. Floor plans fall into three groups: the third level, floors 4-10 and floors 11-29. On the third level an open podium deck sits beside the apartments, so the shared courtyard will be raised above the ground. The building has 464 apartments in its main body. The entrance will be through a designed lobby.

Apartments and layouts

Every layout has a balcony, a living room combined with a dining area, and a kitchen in a separate zone. The 1B-A type adds a study to the bedroom, an open area by the entrance with no door between it and the hallway. In 2B-B the two bedrooms sit side by side, the main one with its own bathroom, and there are two balconies: one off the living room and one off the main bedroom. In 2B-A the bedrooms are placed at opposite ends of the apartment, the main one with its own bathroom next to the living room, and the second by the entrance with a small balcony and a bathroom nearby. Apartments will be delivered with finishes; kitchens are equipped and bathrooms are spacious. The developer may substitute materials with equivalent ones, and only the contract is binding.

Pools, gym and outdoor grounds

Two pools are planned on the podium, with a rain shower beside them. The gym will also be raised above ground and glazed, looking out over the golf field. A cascading waterfall is planned at the tower. A landscaped garden forms part of the grounds, and pedestrian paths and a cycling track run right by the house. Tennis courts are provided for racket games.

The golf surroundings

The tower sits beside a championship golf course with a clubhouse. Trump International Golf Club, Dubai lies in the centre of the district, and apartments will look out over its greenery. The championship course was designed by Gil Hanse. Beside the large course there is a short par 3 course and a clubhouse, and the short course is lit by floodlights.

Prices and payment plan

The payment plan divides the price 20% on booking, 50% during construction and 30% on handover. The entry unit is a 1 bedroom apartment from 70 m², from 1,100,000 AED. A total of 465 units are planned across the 29 floors.
