Damac District

Damac District is a new residential and office quarter under construction in Damac Hills, Dubai, built by Damac. The first homes in Tower B are scheduled for handover in Q3 2029, with the final payment set for August 2029. Apartments are sold as freehold.

Three towers and a podium on a 39,000 m² plot

The quarter spreads over a plot of more than 39,000 m². It holds two residential towers and one office tower. Tower A rises 26 floors to 105 metres, Tower B rises 29 floors to 116 metres, and the office tower has 10 floors and a height of 65 metres. The podium level is given over to water and planting.

Homes in Tower B and Tower A

Tower B sells studios of 375 to 550 sq ft and one bedroom apartments of 596 to 1,038 sq ft. Some of the one bedroom homes include a separate study. Tower A offers one and two bedroom apartments. On levels 27 to 29 of Tower B there are fewer homes per floor: one studio and 13 one bedroom apartments. Balconies are provided where the plan includes them.

Views of the golf course or the lagoons

Apartments look either toward the Trump International Golf Club or toward DAMAC Lagoons. In Tower B, apartments on one side of the tower face the golf course from level 2 to level 29, and on level 1 that side looks out at the pool instead.

A podium of water and palms

The podium holds the Whispering Waters streams, a pool of organic shape and the Calm Palm Garden. A Sunset Bar operates at the pool. Private Dining Pods stand among the palms and water gardens, and barbecue stations are provided. The Urban Farming Terrace has vertical farms.

Sport, wellness and family amenities

The quarter includes a gym with an AI training lab, padel courts and an outdoor calisthenics area. Yoga takes place in the garden, and an indoor golf simulator allows play in any weather. For recovery there are a sensory deprivation capsule, red light therapy and the Cloud Zen Lounge. Children have their own pool and an adventure style play area, and there is a playroom indoors. Pets are allowed in Damac District.

Offices and coworking in the same quarter

The office tower has open terraces with views of the golf course and meeting rooms booked from a phone with sound and video built in. Staff have a gym, a canteen and lounge zones, and outdoor workspaces and pods are provided. Residents also have an indoor coworking space among the amenities. Residents and office tenants reach DAMAC Mall directly from the quarter.

Prices, service charge and payment

Prices start at 808,000 AED, at 15,045 AED per m². One bedroom apartments start at 1,240,000 AED and two bedroom apartments at 1,789,000 AED. The service charge is 161.46 AED per m² a year. Payment plans of 10/40/50, 15/45/40 and 10/40/50 are listed. Buyer funds go to an escrow account held by Mashreq Bank.
