Dar Al Aiham One

Dar Al Aiham One is a freehold residential building under construction in Warsan Fourth, in International City Phase 2, Dubai. Dar Al Aiham Properties is building it, with handover planned for Q2 2027 and construction 21% complete. The house holds 71 apartments across six residential floors above a ground floor and a parking floor.

Apartments from studio to three bedrooms

The 71 apartments comprise studios, one bedroom, two bedroom and three bedroom units. Studios measure 36.05 m² to 39.67 m² and start at 598,770 AED. One bedroom apartments run from 69.86 m² to 96.34 m² and start at 947,205 AED, two bedroom apartments from 106.56 m² to 147.25 m² and start at 1,565,368 AED, and the three bedroom apartment measures 153.03 m² and starts at 2,291,667 AED. The largest apartments sit on the ground floor and the top floor, with studios and one bedroom units on the floors between. Every layout has its own balcony.

Terraces above the parking

By design, the courtyard will sit on the roof of the parking podium, raised above the street. A swimming pool will run along the building, with sun loungers, umbrellas, palm trees and planting around it, and a rest area with sofas and armchairs under canopies. A running track will circle the terrace past the pool, and a gym with windows toward the pool, a children's play area, a lobby and round the clock security are planned. Pets are permitted in the building.

Balconies and finishes

The facade is designed with long rounded balconies running in bands around the building, and the parking level is enclosed by a light podium with horizontal stripes. Balconies will have glass balustrades, and lighting will switch on in the balcony ceilings in the evening. Windows from floor to ceiling will run through each apartment, and kitchens will be fully fitted. Bathrooms are planned with light stone effect walls, wood effect wall hung cabinets, a glass shower and lit mirrors, in a palette of white, beige and warm wood.

Payment plan

The price is 598,770 AED for a studio, and the price per m² is 12,427 AED. A 20% payment is due on booking, 20% during construction, 30% on handover and 30% after handover. Service charges are 139.93 AED per m² a year.

Getting around Warsan Fourth

The building stands 3 minutes from a Blue Line metro station and 2 minutes from a bus stop, with a hospital 7 minutes away. Warsan Fourth is developing as a residential district with new buildings, green areas and a calm setting for family time, with easy access to the highway and a public transport network.
