Sports View 2

Sports View 2 is a six-storey residential building by HZ Development in Warsan Fourth, within International City Phase 2 in Dubai. The project holds 128 freehold apartments and is under construction, with handover scheduled for Q1 2027. Construction progress stands at 13%.

Apartments and layouts

The first to fifth floors will each hold 24 apartments across seven layout types, from studios to two-bedroom homes. The sixth floor is planned for 8 residences. By design, apartments come with balconies, and top-floor residences have balconies of up to 1621.91 sq ft. Sizes with balconies across the project range from 351.87 to 2872.13 sq ft.

Studios range from 32.98 m² to 55.83 m², from 604,566 AED. One-bedroom apartments run from 63.82 m² to 104.89 m², from 855,355 AED. Two-bedroom apartments range from 79.99 m² to 148.46 m², from 1,183,716 AED. Prices start at 588,793 AED, at 11,371 AED per m².

Smart home features and security

Every apartment will include smart door locks, air conditioning, switches and curtains, with scenario settings and voice control. Entry will use a recognition system, with facial recognition at the apartment door. On arrival by car, the recognition system will open the automatic gates. The lobby is planned with a polished marble floor, a crystal chandelier, soft lighting, a waiting area and a lift lobby connecting the six residential levels.

Amenities

The building is planned with a swimming pool and a poolside terrace with seating, a round-the-clock gym and a mini-golf course. Residents will have an events hall, a barbecue area, an outdoor cafe, a children's play area, a terrace garden and a shared rooftop terrace. A wooden deck for the party zone will face a green lawn, with one half for socialising and the other facing the grass and plants.

Location and transport

The building sits about 9 km from Dubai International Airport, with a drive of 15 minutes to the airport and 15 to 20 minutes to the city centre. The future International City 2 station on the Dubai Metro Blue Line is planned 650 metres away, a 9-minute walk, with the line's opening scheduled for 2029. Payment plans

Four payment schemes are available. The 60/40 plan carries an 8% discount for one, two and three-bedroom apartments and 5% for studios. Full payment at 100% carries a 15% discount for one, two and three-bedroom apartments and 10% for studios. A 60/40 plan after handover adds 10% to the price with 2YPH or 15% with 3YPH. On booking, 15% is payable, 45% during construction and 40% on handover.

The service charge is 107.64 AED per m² a year.
