About the project
DoubleTree by Hilton is a residential building under construction in Jumeirah Gardens, Dubai, developed by West F5 Development. Handover is scheduled for Q4 2027, and construction is 8% complete. The building will carry the DoubleTree by Hilton name under a licence from Hilton.
The building and its units
The project is a single building with eight residential floors above a base, in a G+2P+8 formula, and it will hold 139 units in total. Apartments come in two formats: 1 bedroom from 68.26 m² to 75.14 m², and 2 bedrooms from 102.12 m² to 131.43 m². Commercial units will also be available, from 510.42 m² to 606 m². Apartments will be finished with European sanitary ware and a smart home system. Prices start at 1,680,000 AED for a 1 bedroom unit and 2,400,000 AED for a 2 bedroom unit, at 22,902 AED per m². The largest two bedroom unit is a little over one hundred metres, so the building has no three bedroom homes.
Ownership and costs
Apartments are sold as freehold, with no land lease term. The service charge is 161.46 AED per m² a year. The payment plan is 20% on booking, 10% during construction and 70% on handover.
Amenities
Three pools are planned: a main pool, a shallow pool and a separate children's pool. A children's play area, a gym and a multifunctional events room will also be part of the building, along with outdoor stepped seating and shared lounge areas.

DoubleTree by Hilton has existed as a hotel brand since 1969, when it began with one hotel in Scottsdale, Arizona. There are more than 690 DoubleTree hotels worldwide, including more than 150 across Europe, the Middle East and Africa. Hilton does not own, build or sell this building; the name is used under licence, and if the licence ends without renewal the building will no longer carry it.
