Stamn Yuni

Stamn Yuni is a freehold apartment building under construction in Jumeirah Gardens, Dubai, developed by Stamn Development. The building is planned to open in Q1 2027, and construction is 12% complete. It will hold 88 apartments across 8 residential floors.

Apartments and layouts

The project will have studios and one bedroom apartments. One bedroom units start at 57.15 m² and reach 76.3 m², priced from 1,486,485 AED, at 21,250 AED per m². Layouts vary by area, balcony or courtyard, and storage room. Typical studios on floors two to eight measure 25.67 m² with a 3.77 m² balcony. One bedroom plan B11 has 40.19 m² and no balcony, while B02 and B03 add a separate storage room, with 60.03 m² inside and a 7.72 m² balcony. Ground floor apartments will have private courtyards: studio A111 has 29.23 m² inside and a 10.93 m² courtyard, and one bedroom A101 has 57.18 m² inside and a 31.54 m² courtyard, 88.72 m² in total. In B09, B10 and B11 the toilet will be separate from the bathroom. Bathrooms will have dry and wet zones divided, with the shower set apart from the sink and toilet. Apartments will include a smart home system.

Rooftop pool and gym

The roof will hold two pools, one large and a separate children's pool, with a deck for resting by the water around them. A gym with professional equipment will sit alongside, split into a cardio zone and a strength training zone, with a separate area for yoga, separate changing rooms for men and women, and exercise bikes. Lifts will rise to the roof and open into their own hall leading to the gym and pools.

Courtyard and outdoor areas

A second recreation zone will wrap the building at the level of the first residential floor. It will include a barbecue deck, a lawn, a mini golf course and two children's playgrounds. Seating corners with separate sofas are planned for quiet moments, and the roof will be landscaped. The building will have 18 amenities in total, from the gym to the reception.

Location and access

The metro station World Trade Centre is 5 minutes by car, Dubai World Trade Centre 6, Emirates Towers 6 and the Museum of the Future 8. Coca-Cola Arena and the Jumeirah mosque are 5 minutes by car, Dubai Mall 12, and Dubai International Airport 15. La Mer beach is 7 minutes away. A further metro station is planned by the building itself.

Ownership, payment and handover

Apartments are sold freehold, and buyer funds go to an escrow account at Abu Dhabi Commercial Bank. The payment plan is 20% on booking, 10% during construction and 70% on handover. The service charge is 193.75 AED per m² a year. The site covers 15 014.03 sq ft, the building's total area is 52 549.20 sq ft, and the plot ratio is 3.50. There is one building, with no neighbouring towers on the same plot. A second building by the same developer, Stamn One, stands nearby. The developer is part of a Chinese group founded in 1993.
