Gateway By Premier Choice

Gateway By Premier Choice is an under-construction residential building in Jumeirah Village Circle (JVC), Dubai, developed by Premier Choice. The 11-storey house with 150 units is scheduled for handover in Q4 2026, and construction is 68% complete. Apartments are sold as freehold.

Apartments and layouts

The project sells 1, 2 and 3 bedroom apartments. One bedroom units range from 69.31 m² to 69.4 m². Two bedroom apartments start at 161.11 m² and are priced from 2,347,644 AED. Three bedroom units range from 202.08 m² to 206.54 m² and start at 3,162,744 AED. The price per m² is 14,477 AED.

Apartments have open layouts, and each was planned to bring in more daylight and free space. Buyers can choose an open or a closed kitchen. Finishing comes in a light or a dark scheme, and both schemes are assembled with high-grade plumbing and fittings. Balconies are open and spacious.

Amenities by floor

The eleventh floor will work as a shared yard raised above the streets. An infinity pool there faces the city, with an open deck around it. An open-air cinema with comfortable seats and modern audio and video equipment sits nearby, and an outdoor barbecue area is on the same level. A padel court will stand on the very roof, and the eleventh floor also holds an indoor gym, an outdoor yoga area and a sauna.

The first floor is given to children: an early development centre with a focus on technology, a children's pool and play areas. Adults get half of a basketball court and an open recreation area with pergolas, comfortable furniture and greenery on this floor. A co-working lounge on the ninth floor is open to residents only.

Smart home systems

Each apartment will receive its own Amazon Echo Show 10 third generation unit connected to the smart home system. Orvibo panels on the wall control temperature, scheduled lighting and apartment monitoring with one touch. The door opens by card, fingerprint, password or phone, and a regular key is also provided. Access can be managed at any moment and from anywhere.

Buying and payment

The payment plan is 20% on booking, 10% during construction and 70% on handover. A Dubai Land Department registration fee is added to the first part at booking. The second part falls due in six months, the third at handover. Buyers' funds go to the project escrow account at United Bank Limited, and the apartment is registered as full ownership.

The building and its setting

The house has a lobby with a coffee shop, four parking floors above it, eleven residential floors and a sports area on top. Three passenger lifts serve residents. An automated grocery store without staff will operate in the building.

Gateway stands in JVC, close to Al Khail Road, from where the main places of Dubai are seven minutes to half an hour away. Dubai Marina and Mall of the Emirates are ten minutes away. Dubai Hills Mall is 7 minutes away, Burj Khalifa and Burj Al Arab 15 minutes each, Palm Jumeirah 18, Jumeirah Beach and the Museum of the Future 20 each, and Dubai International Airport half an hour. JVC was built up by Nakheel, and the district mixes townhouses, villas and apartment buildings, with schools, clinics and parks nearby. The service charge is 139.93 AED per m² a year.
