Q Gardens Aliya

Q Gardens Aliya is a 27 floor residential tower under construction in District 12 of Jumeirah Village Circle in Dubai. AYS Property Development is building it, with handover planned for Q4 2027. Construction is 8 per cent complete.

One building, 289 apartments

The project is a single tower with 289 apartments, all freehold. The unit list comprises 1 bedroom homes from 87.18 m² to 121.13 m², priced from 1,825,978 AED. The service charge is set at 172.22 AED per m² a year.

Swimming, sauna and barbecue

By design the tower will have a saltwater pool and a sauna, which residents can use after a swim or after the gym without leaving the building. A barbecue area with a grill is planned for times when guests outnumber the space at the dining table.

Sport facilities in the house

The sports provision extends past the gym. A squash court is planned inside the building, along with a cycling studio and a running track, and the gym itself is part of the same list. A children's play area will be provided, both covered and open.

Cinema, games and the roof garden

A residents only cinema is planned, and the games room will hold billiards, table tennis and a golf simulator. On the roof there will be a garden with a lounge area. For work, a business lounge is planned with co working space, a meeting room and an espresso bar.

Kitchens and materials

Apartments will come with equipped Italian kitchens. Michelangelo supplies the splashback and worktop, Siemens the appliances, and Bertolotto Porte the doors. Bathroom fittings are Villeroy & Boch and Grohe, switches and sockets Schneider. Interiors are by the designer Aleena Waqas, and the apartments have high ceilings with floor to ceiling windows.

Payment and handover

Two payment plans are available. One places 5 per cent on booking, 25 per cent during construction and 70 per cent on handover; the other places 20 per cent on booking, 40 per cent during construction and 40 per cent on handover. Buyer funds go to an escrow account held by Abu Dhabi Islamic Bank. Handover is scheduled for Q4 2027.
