Hadley Heights 2 - Olympic Edition

Hadley Heights 2 - Olympic Edition is an under-construction branded residence in Dubai Sports City, developed by the British company Leos Development. The tower, formally the Olympic Champion Edition, is planned for handover in Q4 2027. It is the first branded residence of an Olympic champion in the world, built in partnership with British swimmer Tom Dean, a three-time Olympic champion, and stands directly on the canal.

The building

The tower will rise 20 floors and hold 230 units, all freehold. LUD Studios, a British studio responsible for both architecture and engineering, designed it. The facade takes its form from water and time: ripples and the rhythm of hours become a smooth wavy front, and at night lighting traces each curve. The service charge is 172.22 AED per m² a year.

Apartments and views

The 1 bedroom units start at 96.41 m² and from 1,391,793 AED. The 2 bedroom units range from 117.59 m² to 129.11 m² and start from 1,692,440 AED. The price per m² is 13,699 AED. Each apartment will have a personal pool, and front-facing units will look onto the canal while rear units will face low-rise villas and green spaces. Kitchens will come with premium appliances, and interiors will use warm tones, natural textures and daylight.

Sport and leisure

There will be 21 sport and leisure zones across two levels. The Skyline Beach Infinity Pool will be raised above the canal with white sand along its edges, joined by a jacuzzi and the Kids Splash Pool Zone. Two spas are planned: Moon Walk Spa with changing rooms and Aqua Sound Spa built around a hydroacoustic pool. A Smart Performance Gym will read biometrics and adjust training modes, and the Vital Run loop will set pace using artificial intelligence. For games there will be a padel court, a lit outdoor basketball court and the Sky Vitality Deck, while children get the Future Field mini pitch with a youth football programme.

Rooftop and family spaces

The rooftop will hold the Sky Yoga Deck, barbecue and pizza facilities, the Stargazing Lounge with telescopes and the Party Deck with a DJ station. VitaPlay Arena will be equipped with high-performance computers, consoles, tournament seats and VR capsules, and the Creator Pod will serve bloggers and podcasters. Els Golf Club is 4 minutes away, Renaissance School Dubai 4 minutes, Dwight School Dubai and GEMS 5, Aster Clinic 3, and American Hospital and King's College Hospital London 12.

Payment plans

Three payment plans will be available. One splits the cost in half: 50% before keys and 50% on handover. The other two move part of the sum to after handover, over two or three years. Buyer funds will be held in an escrow account at Emirates Islamic Bank.
