Havelock Heights

Havelock Heights is a 19-floor residential tower under construction in Jumeirah Village Circle, Dubai, developed by HMB Homes. The building will hold 156 freehold apartments, with handover planned for Q2 2027. Construction is 28% complete.

Apartments and Floor Plans

The project will include studios from 34.84 m², priced from 725,000 AED, and 2-bedroom apartments from 104.23 m², priced from 1,600,000 AED. Homes range from studios to duplexes, and the layouts include 1 to 3 bedrooms. Interiors will set aside a living area, a sleeping area and a work zone. A smart living strategy will put technology into daily tasks, help cut energy use and simplify routine actions at home.

Rooftop and Residents' Pools

A rooftop pool will look out over Dubai's skyscrapers. The same building will have a beach pool and a residents' lounge. A landscaped garden will surround the tower.

Sport, Yoga and Golf

The building will hold a gym, a yoga hall and a golf simulator under the same roof as the apartments. The simulator will give a realistic virtual game for practising a swing indoors, at any hour and in any weather. A games area with new games and a Gaming Lounge will be set aside for leisure and meeting other residents.

Cinema, Zen Garden and Family Spaces

An open-air cinema will let residents watch films outside. A Zen Sky Garden will be given over to quiet, and a residents' lounge will be available for meeting neighbours. Children will have their own play area and a water play area, and there will be a barbecue and dining area for weekends.

Prices, Payment and Ownership

Prices start at 725,000 AED, at 15,351 AED per m². The service charge is 150.69 AED per m² a year. Apartments are sold freehold. The payment plan is 60/40: 20% of the price plus the 4% DLD fee on booking, 40% in four parts during construction, and the remaining 40% on handover. Buyer funds go to an escrow account at United Bank Limited. The project is registered with the Dubai Land Department under number 3135.

The District

Jumeirah Village Circle has schools, a hospital, parks and shops as part of its everyday life. Nearby addresses include JSS International School and Circle Mall, with King's College Hospital Dubai, Dubai Hills Park and Middlesex University Dubai a little further away. Bus stops "JVC, Noor Residences", "JVC, Season Community Autumn" and "JVC, Season Community Summer" serve the area.
