Vivanti Residences

Vivanti Residences is a new-build complex under construction in Jumeirah Village Circle (JVC), Dubai, developed by Meteora. Handover is scheduled for Q1 2028. Apartments are sold freehold, and the project is registered in DLD under number 3449, with an escrow account held at Abu Dhabi Commercial Bank.

Three Blocks and 551 Units

The project has three blocks: A, B and C. Blocks A and C will rise to 13 floors; block B will reach 19 floors. Block A will hold 182 apartments, block B 184 and block C 176, with 9 lots set aside on the podium. Across the project there will be 551 units in total.

Apartments from Studios to Three Bedrooms

Studios start at 34.37 m² and from 720,000 AED. One bedroom apartments range from 64.29 m² to 73.49 m² and start at 1,135,000 AED. Two bedroom apartments run from 114.09 m² to 120.5 m², from 1,644,000 AED, and three bedroom apartments from 140.19 m² to 143.72 m², from 2,059,000 AED. Commercial units range from 78.54 m² to 334.1 m² and start at 2,832,090 AED. Layouts are open plan, and apartments will be handed over with a fully equipped kitchen and major appliances.

Courtyard, Garden and Amenities

The courtyard is designed around a 32 metre swimming pool, with a separate children's pool. It will also contain an open-air cinema and mini golf. The residents' garden sits at podium level, alongside a tennis and padel court, a gym and a children's outdoor play area and playroom. A lounge zone and a dog area are part of the plan, and a jacuzzi will be fitted on the terrace of some apartments.

Services Inside the Building

The building will be serviced along hotel lines, with concierge and valet cover across a full shift and a doctor on call. A pharmacy, cafe and supermarket will operate inside the building, and a dedicated retail level is planned. Electric cars can be charged in the building, apartments will have smart home systems, and the project includes an environment with purified air.

Payment Plan and Service Charge

The payment plan is 20% on booking, 20% during construction and 60% on handover. The service charge is 129.17 AED per m² a year. The price per m² is 14,861 AED.
