Haya on the Park

Haya on the Park is a residential building under construction in Town Square, Dubai, developed by Nshama. The single 14-floor block is planned for handover in Q1 2027, with construction 35% complete. It will hold 283 freehold apartments.

Apartments and Sizes

The building is planned with one, two and three bedroom apartments. One bedroom layouts come as Type A and Type B: Type B has 56.61 to 56.73 m² of internal area and a 5.52 m² balcony, for 62.13 to 62.25 m² in total, while Type A has 57.21 m² inside, an 11.18 m² balcony and 68.39 m² overall.

Two bedroom homes come as Types A, B, C and D. Type A spans 90.94 to 96.42 m² in total, with 84.47 to 85.18 m² inside and a balcony of 6.09 to 11.95 m². Type B measures 95.42 m² in total, Type C 96.72 m² and Type D 95.38 m², the last with 90.25 m² of internal space and a 5.13 m² balcony. Three bedroom apartments are offered as Type A, Type B and a duplex, with overall sizes from 62.13 to 155.08 m² across the apartment range.

Price and Payment

Prices at Haya on the Park start from 2,205,888 AED, at 9659 AED per m², for a two bedroom apartment of 228.37 m² and above. The payment plan asks for 20% on booking and 10% during construction, with the remaining 70% due on handover. The service charge is set at 150.69 AED per m² a year, and the project escrow account is held with First Abu Dhabi Bank.

Interiors

Apartments will have fully equipped kitchens with spacious work surfaces, and bedrooms will have built-in wardrobes and glazed porcelain tile floors. The main bedroom will include its own bathroom. Interiors are planned in warm earthy tones, and living and dining rooms will receive plenty of natural light through tall windows. The developer may replace materials with equivalent ones; only the contract has force.

Building and District Amenities

Within the building there will be a swimming pool, a gym, children's play areas and a barbecue zone. The district provides a 50,000 m² central park and 260,000 m² of green areas in total, with direct access to green spaces for walks and picnics. Cycling tracks and running routes are laid out in the district, along with a basketball court, a tennis court and sports areas. Cafes and retail outlets complete the neighbourhood, and Carrefour Market and Spinneys are available for groceries.

Location and Access

The building stands at Al Yelayiss 2 in Dubai, and the district connects conveniently to Al Qudra Road (D63). The drive to Dubai Mall takes 29 minutes. Pets are allowed in the building.
