The Baltimore is a 15-floor residential building under construction in Town Square, Dubai, developed by Nshama. Handover is scheduled for Q3 2027, and construction is 26% complete. The building will contain 168 freehold apartments, with units starting from 1,750,000 AED.

Apartments and Sizes

The building holds 168 apartments. Unit sizes range from 61.47 to 132.83 m². The three-bedroom type A has an internal area of 118.20 to 118.37 m² and a balcony of 14.46 m², priced from 2,400,888 AED. Apartments will be partially furnished, with an open living and dining area, porcelain tile floors in the bedrooms and built-in wardrobes. Master bedrooms will have en-suite bathrooms. The developer may replace materials with equivalents; only the contract has force.

Payment Plan and Ownership

Apartments are sold as freehold. The payment plan is 20% on booking, 10% during construction and 70% on handover. The service charge is 172.22 AED per m² per year. The escrow account is held at First Abu Dhabi Bank P.J.S.C.

Amenities in the Building

The building will have swimming pools for adults and children, a gym, a barbecue area and a landscaped garden. Children will have indoor and outdoor play areas. A Pet Washroom will be provided for washing pets, and the territory will include a pet area. A multifunctional hall will be available for gatherings.

The Location

The building stands at the entrance to the district's main park, at Al Yelayiss 2, Dubai. The park covers 50,000 m². Green spaces in the district total 260,000 m². The district will have more than 250 retail points, with restaurants and cafes near the building. Sports arenas cover 8,000 m², and the district will include 13 km of bicycle lanes and 10 km of running tracks. Apartments will look out onto the boulevard.
