HOLM Central

HOLM Central is a new residential project under construction in Jumeirah Garden City, Al Satwa, Dubai. HOLM Developments is building it, with handover planned for Q2 2029. Apartments are freehold and priced from 1,050,000 AED.

Two towers, a shared podium and a garden

The project consists of two residential towers, A and B, standing on a shared podium. A garden with swimming pools, paths and seating areas will lie between the two towers. Each tower will have its own entrance and its own lobby, and lifts will carry residents to the apartments. Residential floors will run from the first to the eighth floor.

Apartments from 378 to 1 061 sq ft

HOLM Central will have studios, one-bedroom apartments and two-bedroom apartments. Studios start at 378 sq ft, the smallest format in the building, and the largest apartments reach 1 061 sq ft, roughly 35 to 99 m². The one-bedroom layout comes in a single type. Two-bedroom apartments come in seven types and each will include a maid's room. Balconies and terraces are marked on the floor plans, and their sizes will vary from floor to floor. Buyers of any nationality can purchase freehold.

Podium garden and outdoor areas

The podium will be landscaped with palms, lawns, winding paths, pools and seating corners. The garden sits between the towers, so it will be enclosed and reserved for residents. The podium plan marks an adult pool, a children's pool, a children's play area and a water feature. Outdoor lounge areas and barbecue zones, including on the roof, are planned.

Sport and wellness in the building

A gym, sauna and steam room will be located in the building, all marked on the podium plan. A dedicated yoga area is planned. After a workout, residents will be able to move on to the sauna or steam room and then to the pool in the garden.

Interiors and layout

Interiors are designed in a hotel spirit, with the kitchen, dining area and living room combined into one space. Bedrooms and living rooms will open onto a balcony or terrace. Two-bedroom apartments add a maid's room.

Location and access

The project sits between the Dubai business centre and the Jumeirah coast. DIFC, Downtown Dubai and La Mer beach are 5 minutes away by car, and the airport is 15 minutes away. Sheikh Zayed Road is close to the site.
