Aum 99 Residences

Aum 99 Residences is an 11-floor residential building under construction in Wadi Al Safa 5, in the Dubai Land Residence Complex close to Dubailand. AUM 99 Home Real Estate Developments is the developer. Handover is scheduled for Q3 2028, and the 186 apartments will be sold as freehold.

The building and its layout

The building has eleven floors above ground and two underground levels. The underground levels are given over entirely to parking. Apartments occupy floors one to eleven, and the top floor also serves as the roof for shared amenities. Cars park under cover on the first floor and on the two underground levels, entry is protected, and spaces are allocated by a smart system. There is also a two-storey entrance hall with a tiled floor and a reception desk, and a concierge service.

Apartments and sizes

Three layouts are planned: studios, one-bedroom and two-bedroom apartments. Studios run from 38.1 m² to 40.23 m² and start at 625,410 AED. One-bedroom apartments measure 58.74 m² to 66.18 m² and start at 837,761 AED. Two-bedroom apartments start at 90.59 m² and 1,218,878 AED. The price per m² is 12,378 AED.

A studio is arranged with a sleeping zone, a kitchen and a bathroom. In the one-bedroom layout the living room is separate from the bedroom. Two-bedroom apartments have two bedrooms and a shared living room at the centre of the home. Kitchens are finished with durable surfaces and high-grade fittings.

Amenities on the roof

The pool, lounge and gym are grouped on the eleventh floor. A separate children's pool has its own lounge. The gym is spacious, with a glass wall and modern equipment, and additional spaces for exercise are set aside on the roof. Reaching the pool and gym means taking the lift, with no need to go outside.

Payment plan and ownership

The payment plan is 15% on booking, 34% during construction and 1% on handover, with 50% paid after handover. Buyer funds go to the project's escrow account at Emirates NBD. Beyond the apartment price, the buyer pays the DLD fee and the Oqood contract registration.

Location and what to know

The building stands in Wadi Al Safa 5 in the Dubai Land Residence Complex, next to Dubailand. From the building it is convenient to drive to Dubai International, Dubai World Central and Jebel Ali port. Nearby named places include GEMS First Point School, Al Ghurair University and Fakeeh University Hospital, and the nearest bus stops are by Dubai Sky Courts. Larger shopping addresses nearby are Global Village and Dubai Outlet Mall. The service charge is 150.69 AED per m² a year. The building is still under construction, so occupation or renting out is possible only after keys are handed over.
