About the project

Inaura Hotels & Residences is an under-construction tower in Downtown Dubai, developed by ARADA. The project rises 43 floors and will contain 114 freehold residences alongside an Inaura Hotel. Handover is planned for Q2 2030, with construction progress at 1%.

Residences and layouts

Apartments range from one to five bedrooms, with a six-bedroom penthouse at the top. The smallest one-bedroom Lumen unit measures 53.90 m² internally and 65.49 m² with its balcony, and includes a walk-in wardrobe and guest toilet. Two-bedroom layouts come in four types, from 118.15 to 156.56 m² with balconies, one of which exceeds forty square metres. Three-bedroom Lumen apartments run from 267.03 to 272.88 m².

Sky Villa and The Sky Penthouse

Sky Villa residences with five bedrooms will occupy floors 39 and 40, measuring 692 m² and 629.97 m². Each includes a gym, study, family living room and master suite with two wardrobes upstairs, plus four bedrooms, staff room, living and dining areas and kitchens below. The Sky Penthouse will span floors 41 and 42 and the roof across 1,650.90 m², with a 440.46 m² roof terrace and a pool measuring 25.2 by 4.5 m.

Amenities in the building

The podium's first level will hold a sculpted terrace with a pool, gardens and an open lounge. Above it, a two-level sport and recovery complex will include The Sanctum bathhouse with hot, cold and mineral pools, steam rooms, saunas and hydrotherapy, along with treatment rooms, cryotherapy and sound therapy. Everwell, a precision medicine club for members, will sit on the same level. Formative, a fitness platform with equipment and trainers, will operate on levels 1 to 4, alongside studios for yoga, pilates, dance, boxing and Grit. A cinema and podcast recording studio will also be provided, plus a children's play area and four underground parking levels, B1 to B4.

The sky lounge and hotel

A sky lounge will occupy the 32nd floor, with a restaurant area at its centre and an uninterrupted panorama of the Downtown skyline. It will serve residents and hotel guests. Inaura Hotel will operate on floors 5 to 14, while residences begin above. A restaurant and cafe will sit beside the main lobby on the ground floor.

Ownership, payment and certification

Apartments transfer as full freehold ownership, with buyer funds held in the project's escrow account at Dubai Islamic Bank. The payment plan is 10% on booking, 30% during construction and 60% on handover. The project has received a preliminary LEED Gold certificate for energy efficiency.
