Sofitel Residences is a branded residential building under construction in Downtown Dubai, developed by Emirates Properties with the Sofitel brand and managed by Accor. The 11-storey house holds 76 freehold units and is scheduled for handover in Q3 2027, with construction 27% complete.

Apartments and layouts

The catalogue covers 2 bedroom units from 154.37 m² to 499.87 m², priced from 4,596,175 AED, and 3 bedroom units of 331.63 m² to 331.82 m², priced from 8,874,708 AED. The price per m² is 12,392 AED. Apartments are sold unfurnished, with finishes completed to an individual design in soft tones, full-height windows and porcelain stoneware floors. A 3 bedroom layout includes a storage room, laundry, walk-in wardrobe and pantry.

Spa, pool and fitness

A gym and the Sofitel spa club will be open to residents. The spa club will have a steam room and sauna, and treatments will be carried out in multifunctional rooms. A rooftop pool with a bar is planned, and the gym is designed around the theme of rest rooms in French mansions, with artworks on the walls.

Residents club and children's area

The residents club is planned as a lounge and an extension of the home. A cinema room will be equipped with a projector, built-in surround sound and tuned acoustics. Children will have the Le Petit Résidents Area with its own reception, a library, an interactive wall, a television zone and a creativity corner.

Hotel service and Accor benefits

The service charge of 376.74 AED per m² a year covers the concierge, doormen and valets, security, residents club staff, cleaning and maintenance of common areas, Wi-Fi in the lounge and building insurance. On request and at extra cost, a personal chef, nanny, housekeeper and dog walker can be arranged, along with shopping assistance, dry cleaning and limousine trips. Owners may join the Accor Ownership Benefits programme; its fee is included in the service charge and membership brings an invitation to Diamond level in Accor Live Limitless, with automatic room upgrades at more than 5500 participating Accor hotels and resorts when rooms are available.

Payment plan and handover

The payment plan is 30% on booking, 10% during construction and 60% on handover. Payments go to an escrow account at Commercial Bank of Dubai. Accor does not own, build or sell the project; the developer is responsible for the building and uses the Sofitel brand under a licence that can be revoked. The developer may change finishes and apartment specifications without notice.
