Listone Residence

Listone Residence is a six-storey residential building under construction in International City, Dubai, developed by Lion Stone Properties. The project holds 312 apartments and is scheduled for handover in Q3 2028. Ownership is freehold.

Apartments and layouts The building contains studios and one and two bedroom apartments. Studios range from 31.68 m² to 57.04 m² and start at 550,888 AED. One bedroom apartments start at 882,888 AED, and two bedroom apartments start at 1,259,888 AED. Every apartment will have its own balcony, and two bedroom units will include an additional flexible room, labelled on plans as a study or storage. Apartments will be sold without furniture.

Amenities in the building Residents will have an infinity pool for adults and a separate children's pool, with sun loungers, wooden tables and palms along the water and a small spa area in the corner. The building will include a paddle court, a badminton court, table tennis tables, a running track, a gym and a yoga studio. There will also be a barbecue area, a children's playground, a sports area, a tennis court and a lobby. A cinema under the open sky is part of the plans.

Parking and access The building will have two parking levels beneath a ground floor, with six residential floors above. Direct exits connect to E311, E44 and D77, leading to key districts of the city and to DXB airport.

Payment plans Three payment plans will be available. The plan for studios starts with 20% on booking, 15% during construction and 65% on handover. The plan for one and two bedroom apartments starts with 20% on booking, 30% during construction and 2% on handover. A third plan spreads 48% of the price over two years after handover.

The developer Lion Stone Properties has 35 years of experience in manufacturing and real estate development and has completed more than 80 projects in China. The company works with Fortune Global 500 companies and with ten of China's largest developers, including Poly and Bank of China among its partners. Development, construction, materials and property management sit within one company. Service charges are set at 139.93 AED per m² a year.
